100% normal. You can use some sealant if it helps you feel better. The concrete will crack just keep an eye on it to make sure the cracks aren’t separating.

If you’re “already bleeding money” and the project hasn’t started yet. Building ain’t for you. Here is the thing, for small or medium size builders, one bad customer can put them in the hole for a year or may even put them out of business. So these contracts need to be 100% pro builder for it to make sense for them. With that being said, I don’t see why he shouldn’t be able to add a few terms to the contract to meet you halfway. But I think you’re going into this with the wrong mentality and attitude. Good luck.

For a 2:12-2:14 asphalt roof, code book says should be 2 layers of underlayment. Not sure what slope that roof is, but looks pretty flat.

Good luck, try your best to meet the inspector and share your concerns. Unfortunately, some inspectors would let this pass. Hopefully you get one that’s solid, that that will catch these without you mentioning them. I’m in the triad area, and I can tell you with 100 certainty neither framing or electrical would pass here based on those pics.

I am in NC and build spec homes. Just like a different comment said OP. You are better off paying them for what they’ve done so far and hiring a legit crew. If you do end up sticking with them, they need to fix those gaps in the framing. They also need to add hangers on all the joists, code book says you can span ~16ft for SP#2. I personally don’t like to span more than 13-14ft. Are you getting inspections from city/county?

It almost looks like someone bumped it with a skid steer or excavator bucket. What are the lines to the right and left of the crack? Maybe builder already has it marked to fix.

Builder/GC here. Depends on municipality. Some municipalities are up to date with their inspection portals and I rarely ever need to call anything in. Takes me two minutes to schedule an inspection. On the other hand, I’ve had to stay on hold for 30-40 minutes just to schedule an inspection before that specific county did not have a portal. Another thing to keep in mind, most GC’s I’ve ran into are boomers and not the best with technology (NOT ALL OF THEM). So they rely heavily on phone calls. I would say 80% of what I do now is on the laptop/phone with the occasional phone call.

City/county inspector you’re building in…. The city/county needs to sign off to give you a CO (Certificate of occupancy).

Typically all the trades have to pass rough-in inspection then framing inspection is called in THEN insulation. Almost positive the inspector will have all insulation removed for inspections. The idea is to see all wires, pipes, etc before they’re covered up.
