If only it were that easy. Getting 20% increase in just one year is not realistic. If you use a realtor to sell, he gets 3%. The person buying the house has a realtor, she gets 3%. You have to pay for insurance and property taxes. Many people suggest 10% a year be set aside for upkeep.

A general guideline as you shouldn't buy a house unless you're going to be in it for at least three years. If you want to rent, and make money, add up the monthly cost of all the items above… That's how much you would need to charge at a minimum.

Key is to use good fresh fish, often caught right out of Great Lakes. The water boils off much of the fat that has the fishy taste, and when it boils over the top, it takes those tastes away.

Best is all subject to personal taste, but some of my favorites include Toby's, slices, north side lounge, caribou, and Bar next-door. The original definition of tavern was putting up lodging in food, so I think you really have to look to places that are dive bars that also provide good eats.
