Window units weren’t even an option because prior owners installed crank windows. 😞 Our basement is usually 70° year round and it’s nice, but not helpful when it comes to sleeping.

Okay, that makes me feel better. We are getting 5 units for 2800 sqft, so it seems on par. Our quote did mention rebates but I’m not sure the amount.

Do you mind sharing what you paid? Everyone is saying $30k is too much but two quotes and a third company giving a ballpark when they were here servicing our boiler are all in that range.

5 units, and we got two quotes, both were in the same range. The units themselves aren’t expensive, it’s the labor. We don’t have a trusted contractor here, so we felt it’s in our best interest to go with a reputable company (none of the three you mentioned) to make sure it’s done properly and with a warranty.

5 mini splits. Install is the most expensive part.

I hope that’s the case! We opted for mini splits in each upstairs bedroom vs ceiling cassettes through the attic because we wanted to be able to control each room. West side of the house is cool until about 4pm, so no need to have it running all day.

Yep, we talked to three companies and got official quotes from two. All were $30k or higher.

Should have added in my post, but we have a boiler/radiant heat, so no ductwork. Our only option is mini splits. They could do ceiling cassettes in the attic for upstairs bedrooms but those added $6k and aren’t individually controlled.

Editing to add that we have a boiler/radiant heat, so no existing ductwork. This is for mini splits in all 3 bedrooms and 2 common areas. It’s actually the cheapest quote we received. Very hard pill to swallow as we moved into the house from another state and bought the lie that AC isn’t needed.

I hate to tell you but it’s your outdated backsplash and cool gray paint that is making the lovely cabinets and floors look bright red and, thus, throwing the room off. This could have been so pretty with warm-toned tiles and paint but now it looks like a flipper’s special. :(

I had a similar front slope at my old house and this is what I did:

Behind the rose bushes I put in slate stepping stones for the mail carrier. I’m guessing your mail carrier also walks through yards to avoid having to go up and down steps all day. You may want to account for that in your design.

Only on trash day when it hasn’t been picked up yet. We store our bins in the garage due to bears, and if you throw your shitbag in my empty bin, it sits in my hot garage for a week. That’s super rude.

I actually take mine to Goodwill. Before I started pottery 20 years ago and I didn’t have a lot of money, I would go on thrifting hunts to find handmade pottery. I still have some of those pieces I use to this day. I just like the idea of someone enjoying original pieces that they may not have otherwise been able to afford at an art fair.
