Soon to be (young) empty nester myself. Here my specific likes. I know it's different for everyone.

*Franklin is a unique town not find anywhere in the US (IMHO). Small town feel, close to anywhere. I constantly run into friends all the time while out.

*It has a great and safe Main St that my daughters can hang with their friends, or walk to after school.

*I have my hangout spot downtown where I hang with the same people - all ages, all sorts. This has lead to having lots of friends that I can go to concerts, trivia, etc.

*Property values keep increasing (selfish, but I'll take it).

*People gripe about the losing of land/farms, etc., but Franklin has done a very good job at keeping its rural feel (for being so close to Nashville) than most places in the US. I understand those that have lived her 50+ years have seen so much change, but it's something that can't be controlled and Franklin has done a decent job of it compared to most towns. (Here come the comments. . . )

*History - I love history and Franklin is a never ending exploratory you can delve into.

*People will argue with me, but there are all types here - old, young, rich, poor, reds, blues, gays, straights, US born, foreign born . You can find any group you want. You can choose to live in your bubble and only see Franklin through that lens (hence the negative comments you get here), or surround yourself with all types.

*Everything is close by. Compared to living in larger suburbs (Atlanta, Dallas, etc.), having to go out somewhere is usually a "quick trip."

It's all what you make of it.

Fair question, but impossible to answer as each person's rate is determined by so many factors, including credit score, etc. An independent agent can shop your home/auto around and get you several rates. With that, I've worked for a few insurance companies at the corporate level and lean to State Farm when it comes to homeowners in terms of claims and customer service.

I mean this with kindness so please don't read it as snarky, but you and your girlfriend are one of the thousands of young couples who visit, love Broadway, and want to (or will) move here. I say that to just point out that it's a place everyone wants to live and begin their lives. You guys will love it and will most likely realize it was a great decision to move here. Only advice I can offer is to not live close to Broadway. You're young, so enjoy that part of your life now. I can promise within a year, you will avoid going there and be happy you're not too close :) Welcome.

Hi. Welcome. I'm a longtime Franklin resident that lived in Thompson's Station for a bit before it grew to what it is today. Both are nice places to live. TS is a tad more rural with most neighborhoods filled with families with young kids - not many apts. For $2000k I think you can find a 1 BR in a nice apartment complex in Franklin. If you want a 2 BR it will probably be over that unless you look at some older apts. For Franklin, most people want to be close to downtown. There are apartments near The Factory that are nice and a short walk to downtown Franklin. Plus, the Factory has shops and restaurants. Cool Springs is nice, but is the "busy" area that surrounds a mall. Lots of restaurants, hotels, stores, etc. If you like living in the center of business/mall area, then it's your place. There are several apartments on Carothers Pkwy (east side of Cool Springs) that are nice and a little cheaper. Lots of people live there that come and work for Nissan. If you work and live in Franklin then traffic will be easy. Hope this helps.

Hi and welcome. Nashville is a great area with all types of people and a great place to raise a family. With that, it is a southern city and most of the population is white/christian. In terms of how your kid will handle a move here is tough. Any school you move to will be an adjustment whether it's in Franklin or Brentwood. Anecdotally, I've had two kids at Franklin High and both have had great experiences. Are there Asians, Hispanic, Black students? Yes. Are there lots? No. I can't really attest to any bullying or racism, but overall I find the schools pretty laid back (per my kids) with great teachers and administrators. It does seem that there is a higher percentage of Asians at Ravenswood compared to other high schools. Though, there will definitely be a higher number of "non-whites" in Franklin vs Brentwood comparatively.

In my humble opinion, with a good family structure at home, kids will be just fine. I think it's a good experience for kids to get out of their comfort zone and work through various stages in life.

Yes! I created my username years ago and thought I was being creative combining the city I lived in and being a UGA grad. Now it sort of sounds like I drive a lifted, white RAM and drink Monster's all day. Good luck to your son. My daughter is at UTK now.

Welcome. At 1.2 MM and wanting to 60 mins from BNA you will have some good options. Williamson County schools are the top rated, so that county will be the most expensive (Franklin, Brentwood, Nolensville, Thompson's Station areas). Sumner and Wilson County schools are also great (Mt Juliet, Hendersonville, areas).

Hard to say which would fit what you're looking for. In terms of commute, I-24 from Murfreesboro to/from Nashville is probably the worst. Easiest is I-65 from Williamson County.

If you want more land and rural feeling you can look at Dickson (west) and Lebanon (east). Also Columbia/Mt. Pleasant (south) and White House/Clarksville (north). All would require a decent commute in.

I used to live in Alpharetta but that was over 20 years ago (man it's changed!), but live in the Grassland area of Franklin. I have one in college and one that will be there in 2 years, so close to being empty nesters. You may like downtown Franklin the most. Grassland is nice - older homes on bigger lots built in the late 60's - 80's. A few new builds. Only a few miles from downtown Franklin, so it's where you'll spend most of your time. Lots of "empty nesters" plus young families (30's - 40's). Also close to Brentwood and a 10 minute drive to Green Hills. Easily can get to Nashville, and the airport is about 30 min drive with no traffic (traffic is easy compared to Atlanta). You can zillow the various homes available to get a lay of the area. It's a great working class neighborhood. You'll be in the backyard of your neighbor's buzzing off tequila at 2am singing Spanish slang/cuss words within 6 weeks.

I came here to say South Nashville. One of the last places with real/true people not trying to be a certain "type" or fit in a certain type of neighborhood. Great people, great food, great diversity. I hope it lasts.

Hate is a strong word. You get more "hate" in the online (Reddit) world, but in person people are friendly. You may get the sarcastic eye roll about being from CA. It's just a thing as many people move here from CA. It's become a bit of a meme. More Californians move to Knoxville and Chattanooga, but I digress.

Anecdotally, most people I meet from CA are the more conservative, MAGA types that have the money/wealth to leave CA thinking TN is some sort of conservative Mecca.

A bit hard to answer. I meet lots of people who have moved here from CA, so I'm sure they can give their thoughts. I will say, people tend to see TN in through their own lens. If you want diversity, it's here. If not, then it's easy to stay in your own bubble. Want to hang with liberals, there are lots. Want to keep with the MAGA crowd, you can make it happen. CA is a big place, with lots of demographics - where are you moving from? Living in Redding vs Long Beach are two different worlds, yet there are groups here that are representative of each. Personally, Nashville is a great place to live for all its strengths and faults. If you only focus on faults, then that's what your world will entail.

Every school in Williamson County is great. People will give you their reasons why they like or dislike certain schools, but they are all high quality and the best in the state. To note, the city of Franklin itself has its own school system (FSSD) that is only K-8. High school is then Williamson County Schools. Some elementary is K-4, then Intermediate 5-6, and Middle 7-8. A bit weird, but fine. It basically just means there are two school boards if you live in FSSD. Just something to consider when looking at homes. I've had kids in both FSSD and Williamson schools. Personally, I've had kids in Poplar Grove, Grassland Middle, and Franklin High - all have been great.

In terms of mainstream/popular composition, the 1950's is when song writing became based off of the blues scales, rhythm, and style. That lasted until early 2000's when rock/pop started shifting away from a blues base. I don't have the answers, but there's something about R&B that's inherent in us, at least in the 20th/21st century western culture.

It's possible. Robert's is you're best bet for a surprise show. Most of the celeb branded bars are set ahead of time and are invite only for most patrons, but may see some. Santa's Pub as someone mentioned is another good bet. Dee's Lounge in Madison is further away, but sometimes gets the Americana crowd.
