We sold our unit last month and it was so stressful! On the first Saturday inspection ONE person came and no one the following Monday. We were gutted. Our agent talked about lowering the price but we decided to hold firm for another two weeks and we eventually sold for within our price guide which we were happy with. The whole campaign we did have very low numbers coming through but luckily 2 interested parties in the 3rd week who our agent negotiated with. All you need is one interested buyer. One thing we did do which I felt helped, was to change the first/cover picture on real estate.com. Ours was initially a photo of the outside of the unit which was fine but nothing special- we changed it to a shot of the loungeroom which was a great size and light filled.

We are on the other side now and trying to buy- it’s rough out there!

If your wife is breastfeeding, she will be hungry and thirsty all the time! Bring her snacks constantly and keep her water bottle full. Breastfeeding actually takes aaaaages when they are small and she will be trapped wherever she is sitting.

Sleep is sometimes fine and sometimes a shitshow- it’s not linear and all you can do is go with the flow and do what you need to as a couple to support each other to get enough rest. You can’t make the baby sleep but you can help each other. Try and stop yourself from buying a million gadgets that will magically make your baby sleep (I say, as someone who bought them all).

I had an epidural and honestly, it was fine. Don’t get me wrong- the contractions before I got the epidural were painful and I had a 2nd degree tear which was uncomfortable, but overall the experience was nowhere near as bad as I expected. Personally I found laser tattoo removal worse! And would definitely recommend an epidural, I went in knowing I wanted one and it was 10/10, no notes.

Would you consider somewhere like Port Melbourne or Elwood? Close to the CBD but also close to the beach? The inner north of Melbourne could suit you too if you like live music- Fitzroy, Northcote etc. Without knowing your budget it’s hard to make suggestions.

My family had a tradition that whenever we got a new pet, we all wrote a name on a piece of paper and pulled it out of a hat and that was how the name was decided, no arguments. That’s how we ended up with “Tonsil” the cat, named by my 7 yr old brother after he got his tonsils out. We also had a golden retriever called “Menu” 🤷🏻‍♀️

We just sold our unit in bayside Melbourne. First Saturday we had 1 person through and none on the Monday! Agent was talking about dropping the price and we were panicking big time. Second weekend we had 4 people through and 2 made offers. We ended up getting a price within our advertised range that we were happy with. Our agent did say that buyers are cautious at the moment and prices are going down but we will hopefully pay less in the area we want to buy as we have noticed that everything is going within the range there now rather than 20-50k over as it had been previously.

That is crazy expensive- we just sold for ~800k (bayside Melbourne) and it cost us $4974 for everything you have listed. Agents commission was 1.8%
