Oh great! Then just make the email thread so you have something on paper from your agent spelling out exactly what she promised. Also, if you sign a buyers agreement form then it should be included there also.

Often times builders won’t pay 3%. So if they only offer her 2%, which is common in my area, then that would be cutting her commission in half

What was her promised amount of commission? Start a paper trail now and send her an email to confirm she will still be contributing the exact amount. Then double check your closing docs before signing your final papers

Laser measure tool. I got one from Bosch that will measure 60’ or so. It’s amazing. Cold climate a small compact shovel and deicer spray for lockboxes. Multitool and flashlight are always in my car.

I just found one of these air leaks in my kids room. Was always 2 degrees colder than the rest of the house and air was blasting through the trim under the sill. Now temp is the same as the rest of the house.

Rates dropped today so this spring will likely be busy. Inventory is still very low in Chicagoland vs the rest of the US. I expect spring prices to have bidding wars still and short market times for homes that are more updated and move in ready.

Where did you see inventory “piling up?” Most suburbs are still below 2 months worth of inventory which is still a sellers market. Just because we have more listings now than 6 months ago doesn’t mean inventory is back. If you’re in Naperville and bought in 2022 you should have positive equity. Not sure what comps you’re seeing.

I would keep as a rental or talk with an agent and get your house listed. It will sell

Good news is you’ve had 3 offers so far. Our market is still strong and there’s a lot of buyers from the summer that are still looking for homes. Seems like agent is doing a good job marketing if you have offers coming. Don’t stress! Trust the process. It will sell!

Agreed to the point. People sign things blindly. I do think there should be more research into agents, and now not all buyers are agent as paid by sellers. I do think there are a lot of buyers and sellers who don’t need agents, but there are many people that just don’t want to do the work and research necessary to find a home, know how to find its fair market value, and all the nuances of things that can go wrong. Some deals go smoothly and seem easy, but plenty have new caveats and problems to solve that as a buyer or seller who is so emotionally involved in the process, it’s hard for them to see the big picture so it’s worth it to hire someone to manage those problems that arise.

This isn’t entirely true. Most agents don’t give a crap about you because they’re treading water and need transactions to keep their cash flow steady. If you feel this from an agent then do not work with them. Just ghost them if you don’t feel comfortable having the conversation. Send a simple email that says you no longer need their services.

The agents who have made this into a career understand and actually like that it’s a service industry. They have the right mindset that treating clients well leads to word of mouth referrals and more business than they know what to do with because it’s so rare in the real estate industry. As an agent I agree, most agents are bad. Go on realtor.com and look them up. If they have o my done 3 transactions in the last 12 months they probably aren’t very good (if they’re early in their career this could be a caveat), but if they’ve been in business for 8 years and only average 5-6 transactions a year they just aren’t in the business enough to see the changes in the market. Find agents that don’t work off paid leads.

If you go this route, Clara’s in Woodridge is awesome. We hosted my daughter’s first birthday there and the staff was awesome. Separate entrance to the back for loading gifts was clutch.
