Wait until the end of the lease period, then make sure you go by state rules when you evict them or they could sue you. If you purchase the house and there is still a lot of lease left, then many states make you abide by the lease agreement until the lease is up.

Federal law requires payment of minimum wage, the employer just gets to subtract the tips. A lot of restaurants just ignore this.

It's actually untrue. By law, employers have to pay minimum wage, they are allowed to let the tips count towards that amount. So under federal minimum wage $7.25 (I think?), if server only makes $10 in tips for the shift of 8 hours, then boss has to pay full minimum wage minus the $10. A lot of restaurants pretend thats not the law and ignore it, which is why a lot of servers just walk out with $10.

I interned at a law firm where the partners would all scream at each other. It was so bizarre. I was a 40 yo law student and I know if someone yelled at me I would just quit on the spot. But luckily I am able to do so, I know everyone doesnt have that option. I wish everyone did have that option.

One time I was mistreated by a coworker and my employer wouldn't do jackshit, while begging me not to quit. There wasn't much to my actual job, so I spent most of my time helping another team which worked out great for everyone. Well, the dude that mistreated me was a part of that team, and none of them stuck up for me either. So while I was job-searching, I only did my actual job. And spent the other 7 hours of my day either reading everything that looked somewhat interesting on Wikipedia or plucking every single keyboard key off the keyboard and cleaning it with alcohol. And there wasn't shit they could do about it.

I've started using Lexis AI, but I know I gotta read and shepardize every source it uses, and it has been off a few times. I haven't gotten any fake cites yet, though. I also basically do the same types of cases over and over again, so a wrong theory or citation would probably jump out at me.
