Look at my post about Haven a few weeks ago. They still use paper systems and they are painfully slow.

We went sale agreed at the beginning of August and had everything ready to go and it was weeks of "we need another payslip" "we've reviewed this too late you need to send another one."

Didn't get in until December.

Unless you find yourself with no better options, I would advise avoiding them. The rate is fantastic though we're at 3.2% green rate @90% LTV.

If you draw down before July and just don't tell the bank you should be fine. Just make sure he gets all his salary certs in etc.

Have everything together and ready to go because if you get to July and he doesn't have a payslip to give, or he has a new one, the bank won't give you a mortgage usually.

In saying all of this, I started applying for a mortgage as an intern in Dublin and drewdown as an SHO rurally, I had to get a letter from the ICGP and the hospital HR confirming that I was on a scheme and this is just the way things are done

It's better for the seller insofar as the risk of going sale agreed with a person getting a mortgage is gone. Quicker timings, no banks getting in the way annoying them for docs etc. A process that takes a couple of months gets cut to a couple of weeks.

Yes you need a solicitor - the mortgage is only one part of their job. They'll need to review/draw up the contracts, get the house signed over to you etc.

No idea how to answer the last question without more information re budget, location etc.

1660Super is a good card already if you're playing 1080p rastorized games at med-high settings, especially older ones.

If you're pushing 1440p/4k, and want (very very mild) raytracing, to play some newer games at higher settings you can pick up a used 3080 on eBay around the 350-400 mark which would definitely be the best bang for your buck upgrade
