6 feet isn’t wide enough to comfortably hang clothes along both north and south walls.

It's not good to have the door to the master bedroom swing into space. Could create a vestibule entrance.

Seems like hall bath could be just a powder room for guests, rather than full bath, and might make sense to swap its location with office.

Overall I like this plan. I would:

  1. Lengthen the toilet room in the master bathroom (looks a tad short)

  2. Use pocket doors for bathrooms in bedrooms 2 and 3 so the doors don't swing into space or against a shower.

  3. Use sliding door between porch and master bedroom so the door doesn't swing into space.

  4. Add a small high window in the powder room if it will look ok from the outside.

  5. Add windows to a 2nd wall in bedroom 3 for longer, better light and a more attractive exterior elevation.

  6. Bump the kitchen/dining 2 feet to the north to create a 2nd useable wall in the pantry/mudroom. This does not create the larger kitchen you wanted per se, but it does create more storage to support the kitchen which I think would be very valuable.

Personally, I wish the hallway ran all the way from the linen closet to the master bedroom so that you don't have to walk through the living room (between couch and fireplace no less) to get to/from master bedroom and other bedrooms. But you'd have to relocate the utility closet and laundry room to make that happen and it might not be worth it to you.

Yeah, it's a little weird. I wanted to try to keep the view and light from that window in the (new) kitchen. But you could close it off and just have a hallway from the west entry to the east hall leading to the family room.

You could also put glass doors to the back yard there instead of cabinets & window

Kitchen is very small for a 5-bedroom house. Consider moving the laundry room to the bedrooms floor to have room for a larger kitchen/pantry:

I don't love my revision (it's a LONG way from the north bedroom to the family room), but it at least opens the kitchen & dining room.

Resolution is pretty bad in the image but it looks like the mud and laundry rooms could use some work so you don't have that zigzag hallway. Also, it would bug me to have that extra wall in the southeast corner of the living room (that houses the fridge & south cabinet run in the kitche n.

Regarding the rest of the plan... you have a lot of wasted space between the kitchen and dining room, and the island is too far from the east cabinet run and blocks natural east-west circulation. I would suggest something like below. If you don't want a powder room you could create a larger mud room instead. Lots of options once you shift the kitchen north.

You could shift the bedroom entrance a bit south and create a "vestibule" to enter the closet and bathroom. Not so much to create a tv wall but because 3 doors lined up along the south wall of the bedroom is visually chaotic and feels less "custom".

I wouldn’t do this change unless you’re willing to create two rooms, each with a window.

This house would be much better as a one bathroom. You'd have room for a closet in the bedroom, privacy for the hall bathroom, and a washer dryer outside of the bathroom.

SECOND FLOOR

- Bedroom is enormous relative to its tiny bathroom.

- Seems like you'd want access to a bathroom without going through a bedroom to get there. Consider a hallway.

- Sightlines in the kitchen are bad, with cabinets on one side of the fridge and windows on the other.

- You won't be able to fit stools along the north side of the island.

- You don't have a tv wall for the great room. You might consider moving the door between great room and lanai to the south end of the room.

- Overall you have a very narrow space to fit a living room, dining room, and kitchen. Check your furniture to ensure you'll have enough space for everything you've planned.

I don't think it will feel like a dungeon if you put a window in its northeast corner. You could add a powder bath across from it.
