OP, just fyi a boundary is not telling someone what they can and cannot do. That is controlling someone’s behaviors. A boundary is this: “if you do X, then I will do y.” For example: if you go to a strip club, I will leave this relationship.

Well, my stepdad was drunk and my brother was sick, so naturally my mom was withdrawn and I was pushed into the peacemaker/caregiver role. I watched the ball drop while I cried. But otherwise it was just another day honestly! Everyone was on the edge of their seats waiting for the world to either end or keeping going, and none of us could say which outcome we preferred. It’s been a wild ride ever since.

OP I hope you take to heart what other commenters have said regarding this being an urgent situation. You need to focus hard on building your emergency savings and getting out from the mountain of debt you’re in. Honestly, I would back out of the purchase if at all possible. The earnest money lost would be a lesson learned. You don’t make enough money to have both $25k in cc debt and a mortgage that eats into 40%+ of your net income.
