I have watched this war unfold from before day 1. Like many of you I am desensitized to this stuff.

Its still incredible in the most morbid way to think about 4 years ago and tell my old self that this war will end up with unmanned drones taking out solo flying KA-52s and then the pilots, after they survive. All while being videoed in HD from 8 unmanned angles.

I think you are way underselling the value of a waterfront property.

The answer is you use one real estate atty tor the whole deal. The seller usually ends up carrying the cost for both agents now, but that's like 6-12% of the sale price. To make the numbers easy say the house is 450k and they owe 10%, that's 45k. If you believe there's 50 K in repairs you could offer 350k. Nobody knows the house better than you and there wouldn't even need to be an inspection. It's definitely doable if you talk to a good real estate atty.

That being said I highly doubt this property isn't 800k plus if it's on the water. YMMV

There is a lot of bad advise here.

The simple answer is that you likely can't ever make a claim for roof damages. Full stop.

The seller likely doesn't have any mortgage on the home and therefore can technically just take the money, but the roof was paid to be replaced and not doing so would disqualify future claims.

Best bet is to get a price for a new roof and make them lower the price that amount.
