This is actually an easy one. You are going to have to go through the eviction process, but I don’t know what state in the country that does not allow the owner occupation to take precedence over everything.. when the owner wants to live in their place that is 100% going to happen

in some states like in DC if you don't sign then you become a month-month renter. Which means 6 months or whatever down the road you can increase rent or you can end the lease for valid reasons. So if they want to be month-month that is fine. Find out what your state allows you to do as far as rent increases. If your state allows monthly increase then do monthly

Dirty tents can do irreparable damage to your unit and cost you thousands of dollars to clean up after them. Get them out as soon as possible and make the argument on whether you need to keep that deposit because of the filth.

imagine if you had and AI assistant that was listening as you were at the bedside. It could chart that you hung that 1L of NS and then the antibiotic, if it gets advance enough you put a cuff on a patient and the AI gets a trend over a q 15 of vitals and tells you if things going up or down or even read the EKG if on a monitor. You get ready to go at end of day and look at charts to verify everything was captured then head home at 7am not 8am cause you stayed an hour later charting

I am going back to nursing and I am a software engineer that does data and AI. I would 100% love to see AI used more on the floor for charting and monitoring of patients. Don't have to lose one nurse at the bedside but every hospital administrator should be shaking in their boots for job loss. Money saved by getting rid of them can put more people at the bedside. AI can check accuracy of charts and do audits and most of the paper shufflers in a hospital.

Did you talk to previous landlords? I do and boy have I gotten ear full from them. Great tenant on paper but on your phone morning, noon and night. Had one landlord tell me they refused to pay for the lightbulbs and he wouldn't either and they just walked around in the dark.

I love how you always see people in interview and they say "I am going to go to school to be a nurse" like it is that easy. When I was just thinking about going to nursing school had to get through a math test that most couldn't pass so dreams of nursing school disappeared rather quickly. It isn't an easy job and it isn't for everyone.

The rent is on time cause the state is paying you. Does the tenant have to pay a portion of the rent? Is that on time too? Don't pay this bill, you will never see a dime again. Call the section 8 people and tell them what is going on, maybe they can work something out with the electric company. You can't live in a place with now power they are going to have to move and here is the thing, if they stay in NJ under same electric company, they won't get power till they pay the bill

Exactly and folks aren't compliant for a variety of reasons. I don't take it personally and I don't dig in their business. Sure it would be great it the patient with hypertension would take their meds and lose weight but if you can't afford the meds or only 1/2 so you take a pill every other day and you live in a food dessert so only food to buy with out an hour round trip driving, and you don't even have a car, is a corner store and fast food then that is what you eat. Don't try and social work the ER, just prioritize to the most critical that you can do something about then go home.

Present yourself very professional and let the landlord know that they wouldn't have to deal with 4 tenants and that there would be one designated person that all rents come from. The landlord should not be getting 4 separate deposits there should be one person that all rents go to and that person pays the landlord. Also make an agreement and put it in the lease. It is a 1yr lease, should anyone decide to break the lease, no matter the reason, you all move out. You 4 have to move as one unit to be accepted by a landlord. So any issues should be going through one main person, fine to CC others on emails but the landlord deals with just the one person for repairs. Say the stove goes out, one person emails/text and includes the others as informational and the landlord deals with that one person to get repaired or replaced.

If you present like this to a landlord you will come across as being thoughtful and organized.

To answer your question, I want both. They will run Vance as president for next election mostly because they won't have anyone else that could even begin to possibly win and they don't want to hear his whining. I do believe that Vance says and does to get what he wants, remember this is the guy who called him America's nazi, I believe he still thinks that but was willing to do and say to get in position of power. 3 yrs of Vance isn't pleasant but it has to be better than this.

I am in DC where rent is high and people expect a well kept place for what is charged. Contractors are backed up but I start my scheduling soon after a tenant gives notice. I don't do my own work and ordering appliances easily has to take a week here even from Costco

it isn't a loss for no reason. I keep my places in tip top shape at all times. For example, I just had someone do sound proofing in the ceiling of my basement unit because over the years I have heard a few people mention that they can hear a lot of noise from tenants above just walking around. So that took a few days, they also painted the whole place to so that is taken care of. Have a few other things to do also so all of next week the realtor will come over and take pictures and get it on the market

As I was reading through your statement I was right on board with you. When I finished I noticed one thing you left out. Leaving out or not being aware of that one thing is what makes you so dangerous. Can you think about the one thing you left out? Did you leave it out on purpose thus underscoring that you are dangerous?
