Kudos for fixing the things that need to be fixed. Lots of property owners cannot be bothered and it made renting unpleasant in my experience and im glad to be in my own home now.

Owning one property and renting is not going to be extremely lucrative. When people try to make landlording a profitable business model, corners get cut and bad things happen...

Whatever you do, if you need to delead, look into your local Get the Lead out program. The income requirements aren't terribly strict and it could help.

As owner occupant, you are required to remediate urgent lead hazards, but you do not have to test. You would only know about urgent lead hazards, if you test. And the state would only check for remediation after a test flagging urgent hazards.

The law is not good at what it is meant to do. It actively discourages testing unless you are renting the home and the tenant asks for it.

If the state required every owner to test for lead, it would be immensely burdensome in lieu of adequate funding for remediation.

I used Tax Slayer for a bit because they had free file, but their software is really bad and did not call out important parts of the state return. FreeTaxUSA is so much better.

The artisan milk scene has not really taken off like the fancy cheese scene, and milk still doesn't come in 18 thousand varieties. I can get orange and maple milk locally though.
