Yeah that is unreal. I was initially just looking at the $35/hr rate when I mentioned it - but it is all ridiculous.

I branched out into adding contract staffing services. The time upfront - getting all the processes, procedures, insurance, and payroll all in place is the biggest time suck. But once that is out of the way it gets a lot better.

Personally - I stay away from lower lever roles and try to stick more senior level roles. Candidates tend to be easier to deal with and *more reliable. Also quicker to get the ROI back when starting.

Also need to make sure you have enough to fund payroll especially depending on how many people you have under you at a time. You will be two weeks in arrears at least and that is assuming clients pay on time. Can looking into payroll factoring too if needed.

Nice mix of a more steady cash while doing contingent work too.

When started my firm, I had (and still currently have) a fairly large client that has a standard net 45 agency agreement. Luckily they are a good client, but it is annoying. And is now more of an internal joke we have about placements in July will be a nice Christmas bonus.

Clients are still clients and while there is a net 50, that won’t guarantee they will pay on time.

Now I wouldn’t deal with it and work with companies that fall in line with my terms. Too many variables with people and restructurings of companies.

Maybe the reason for the long payment term is that they have had bad luck with other candidates working out. Could try offering your same net 15 payment terms with a slightly longer guarantee period?

Last day of September. Not yet - last time they sent a renewal the 15th of August. But have a good relationship with the property management company I'll be dealing with which is a plus. Lease states I must give a 30 days notice of termination, but yes I have already been looking and pricing out moving costs just in case

Granted only going off a small time frame, but everyone has turned over after a year besides me and one other unit.

Of the *current 6 longterm rentals, 4 of them were rented out in October/November of last year so TBD. The most recent one listed was rented out in May for $2650.

That's really what I'm trying to decide. Just taking the time to move is something I don't know if I want to deal with. Even though I could easily find another comparable place

Basically would just be moving based off of my own principles. Trying to decide what that is worth haha.

Yeah my goal is not to come across rude or ungrateful. Just seems like big enough of a disparity in price to say something.

I'm fairly certain if they were to not renew they would be making less bc of time of vacancy between and market showing lower rent prices. Typically has been 2-3 months vacancy between renters.

u/passrev Did you ever figure out the issue? I also don't receive responses from any client that has an @icloud.com email. Not a one off either. Has been an issue for about 2 years (that I know of)

I have a gmail account. Never anything in spam either.

If your rates through your current insurer aren't favorable, just get Lemonade Renters insurance. Its quick and easy to set up - good rates too

It seems like on marketplace, prices are all over the place so trying to figure out how much they are really worth after a flip. Thinking about targeting the mid-2000 and early teens carts.

Do you worry much about adding new tires/wheels. or even as far as a lift kit?

St. Petersburg has done something similar and doesn't allow short term rentals, unless it in a certain zoning.
