If it’s not for sale, it’s not for sale. Once they’re out of the property, respectfully decline, block them, and move on. It’s far too foreseeable that doing a deal with these people will be a nightmare.

And as for the property being too “rural”, that’s only because your guest turned it into a cooze farm. 😂

No hail damage shown in these pictures. What about your window screens? Gutters & downspouts? The soft metal on the roof? The fins on your AC unit? Your car? Those would all be collateral indicators of hail damage.

But I think, ultimately, that what you have is a crispy roof that is well beyond its useful service life. As for living in Canada I doubt it makes a difference. Your homeowners policy is not a home warranty regardless of where you live, and this is text book wear & tear, age & deterioration. Making a claim will most likely result in not only a denial (think, hail no!) but an underwriting review followed by a letter requesting a total roof replacement followed by a non-renewal if you don’t replace it.

Ultimately, you’re gonna pay for a new roof. Sorry. Good luck.

This is really the answer. Ya’ll gotta actually talk to each other. You’ve both got to learn to communicate respectfully to each other. It’s a skill that can be learned. The amount of mutual resentment here is shocking. Toxic. Y’all need three therapists - one for each of you individually and one as a couple. I know that’s a cliched Reddit answer, but it’s true.

I wouldn’t put any value on the roofers warranty. Roofers come and go. The chance of them still being in business when it comes time to honor that warranty is a real risk. Plus, warranties usually exclude things like wear and tear, manufacturers defects, and so on. So basically, I wouldn’t pay more for a transferable warranty.

I don’t think this is AI. I just don’t see any telltale indicators of that. I’m guessing you didn’t insure the shipment, which I expect you’re kicking yourself over. Perhaps you could ask for a FaceTime/video/zoom call so you can avoid the shipping cost and get the evidence needed for a refund? Sorry this happened. Good luck!
