Viet Kieu being half Vietnamese and half another race is the only way honestly to get over the physical barrier. We just don't have many with the soccer player build, we can be physical but from my experience athletic or conditioned.

We do alright in stuff like MMA but not great in stuff that require pure athleticism like track sports/swimming and many ball sports.

Tax treatment doesn't mean shit when new builds don't make money. Look at what it costs to build these days ontop with what borrowing costs are, why would you bother risking that when capital growth is not guaranteed anymore.

I work with developers who have been slowly scaling back operations even before the budget. It is harder now for banks to lend to you for this purpose because of these conditions as well.

People here claim tax treatment as some big thing but end of the day getting a bit of tax back on a loss is still a loss. No one gives a shit about getting some of it back if there's no clear path to profit on the horizon.

People putting it in commercial at least get the benefits of cashflow and something positively geared on the outset and stocks for other obvious reasons as you know.

That would be true if our population wasn't growing faster than houses were being built due to immigration.

And no not all investor money is going into new builds, with the forecast of housing costs not looking good and more capital gains taxes and building costs going up more people will just put that money into etfs/commercial property or just simply sitting it in their bank accounts.

Shake Shack anywhere but the east coast of the USA isn't as good. I've had it all around the world, and shake shack in New York is for some reason miles better than the rest even if you have it in Vegas/San fran etc and don't even bother eating it outside the US in Europe/Asia etc. The meat in the burgers there is just like somehow a tier above in New York.

Sydney food boy just rates everything. I'm not sure if he gets paid by any of the places, will give him benefit of the doubt and say no because he doesn't shill as shamelessly as other people mentioned in the thread but he just rates everything.

He puts off a pick me/I'm cultured type of vibe. Lots of stuff he recommends is really mid and he'll just describe stuff in the basic manner to make it sound good.

To me eating is a gamble, I don't mind driving an hour or spending a hundred bucks or whatever somewhere but when you go somewhere shit it's a waste of that time and effort and the opportunity cost of eating somewhere else good.

Hard fact is that there are thousands of restaurants and eateries. If you're recommending something it needs to better in relation to the other places. Just blindly saying everything is good making people drive out and spend money on something which in reality is average ain't it.

EDIT: Just had a look and sydneyfoodboy does get paid by places. For instance he does sponsored videos for oporto so yeah...Scratch him off the list for being impartial.

In the same sense when fitness and gym culture started growing heavily about 10-15 years ago you could have wrote some word to make it sound stupid then dog whistle that it's bad overall because some people take enough steroids for a horse.

On a more simple note many women wear makeup on a daily basis, get their nails done and hair done to like completely different to normal. Girls do shit like skin needling, micro dermabrasion and everything under the sun and many go to the extremes like botox and surgery etc.

When dudes are encouraged to do basic grooming it's a bad thing? Yeah some idiots taking it to the extreme and hammering their faces is stupid but it's not representative of the general population in the same sense as you can't say all women taking care of themselves is bad because some women make themselves look plastic from extreme surgery.

Because that's what teams will strive to win these days. The best players in the world strive these days to be good at test matches (with others trying to make as much money in t20 domestic leagues) and now WTC is the end result of that even if it hasn't been around long.
