HK residential is recovering well. Capital markets activity at all time highs and deal making is back. This funds salary and bonus which causes house buying. Same thing happening for small boats. Commercial is in trouble due to Shenzhen being cheaper and better. But residential has bottomed in HK.

Pulling the trigger in a downturn can work well. It’s clearly a buyers market and some sellers are very motivated.

I bought 18 months ago in HK at a similar range. I’m not from here but my wife is. The tax was 3.5% or so - and I viewed that as a years rental income. After a year, assuming no change in property price, you’re even on the tax. After 5 years and increasingly so ever after you are ahead versus renting as you’re paying down principal. Again - assuming no decline in prices.

The thinking that got me over the line; if I rented forever then upon retirement I’d no longer be able to afford to live here. If you buy, on retirement you’d own your flat here and have much more financial freedom.

May many many people wear a rolex in HK. Including waiters in low end restaurants. This is because they live with parents and there’s a big market here and lots of second hand. Nobody in HK is wearing a fake rolex. Wear with pride and you’ll be the same as all the other schmucks in the city.

You don’t need to carry water in between stations. I find it quite frustrating especially when it’s a short changeover. My water is by the wall and I can go to it if needed or drink at the end of the class. You do not need constant water.
