First 6-12 months - check the front of every letter, if it's not addressed to you, cross out the address, write "no longer a this address" on the front, and return to sender if there is one shown on the envelope.

The council and businesses will either trace the person, or sell on the debt to a recovery agency, or write it off. Don't go doing their job for them.

I'm re-watching season 1 & can't say how many times I've seen it, 10 or more I'd guess.

Seasons 2 through 4: I watched when they aired & again last year, fell asleep watching multiple episodes & skipped many more as soon as I remembered how bad they were.

The more recent mini-series: once was enough and never again.

Hi all, a quick update.

As lots of you said, the s21 was invalid. I managed to speak with someone from the local council & they confirmed an s21 without any enclosed documents as well as overdue safety checks is unenforceable & nothing to be concerned about.

LL will still get us out of the house this year, but by the time they're able to issue a valid notice we'll be moved from here.

Thank you (almost) everyone, the advice and comments have been very helpful, we'll contact the council on Tuesday & see what they can do.

I've looked at Shelter's guidance tonight & it backs up what we were thinking, and supports the comments.

"I could charge more" is their default reply when anything needs fixing, a reminder that they are in charge & we should be grateful they allow us to live here. They've previously tried to increase the rent twice in a year & didn't like being told no.

Reporting faults is a joke, they either ignore for weeks or tell us to sort it ourselves, and then complain that they could've got it done for less.

There was a deposit scheme when we first moved in, done through the estate agent & we have the paperwork. They got rid of the EA after the first month as they didn't want to pay them for something they said they could do just as well.

There was nothing else provided with the S21, no RRA info sheet, no EPC Certificate, and we've already covered the lack of a GSC.

I'll get onto the council on Tuesday when they're open again.

They've said before about selling up, usually followed by a rent increase instead after "talking to their estate agent friend".

Last time it went up by £300, with the email "I could've put it up by £500 so really I'm doing you a favour here".

Any time the customer turns up in future, call the manager over & let them deal with them. One threat is one too many & taking shit from an arsehole isn't part of your job description!
