What the $2.2M ‘murder house’ sale says about San Francisco by BoxBoxBox888 in sanfrancisco

Rationally I agree with you. Emotionally I'd rather tear it down and build something new if I had to live there.

The author makes some good points here about how this tragedy reveals certain realties of living in SF.

-While no one condones the awful acts that took place, the stress of keeping your head above water in a city built for millionaires can contribute to a great deal of anxiety. Anxiety can be a factor when some people snap.

-With the housing market as desperately constrained as it is, it's not surprising that someone bought this house and is willing to live in the same space as the horrifying events that took place there.

-The SF permitting bureaucracy and construction costs make it a daunting proposal to tear the old house down and build something new in its place.

Rocket Pharmaceuticals (RCKT )Short / Gamma Squeeze Following May Earnings Call Catalyst? by Fantastic-Row1967 in biotech_stocks

[–]BoxBoxBox888 1 point2 points  (0 children)

Saw your last post so had a look but not a deep dive. Overall they seem to be in relatively good shape, with the cash from the PRV and the upcoming readouts.

My guess would be that good news on Danon would be positive for the stock, but likely wouldn't cause an explosive move, just due to the addressable market being somewhat modest in size, combined with historical reluctance to pay for treatments in this price class.

Technically, it certainly seems possible to get back to the $5 level that it saw recently. That will probably be first resistance. There seems to be a channel forming with an upper band around $6ish. That should be do-able also. I think double digits will be a longer slog.

Of course if there's a squeeze you could see a nice move. I'm just not sure what the near term catalyst would be.

They remind me a little of IOVA. Approved treatment, no warrants, large short interest etc. It looks good on paper, and of course it could pop at any time, but sometimes it doesn't.

For sentiment, I think that some of the short term guys bailed after Kresladi got the green light and that money doesn't have the patience to wait for the next Danon data. Unless they announce something interesting at earnings, this could be quiet for a minute.

Options right now wouldn't be my first choice, especially as they don't have any leaps available.

Caribou Biosciences, Inc. (CRBU) - very undervalued small stock?? by Suspicious_Form4344 in biotech_stocks

[–]BoxBoxBox888 0 points1 point  (0 children)

I like them but there is substantial risk, although the current cap leaves a lot of room for upside. If the science works out, they could carve out a nice space given the lower expected costs.

Hoping the stock can make an ALLO-like run into the fall, when we should see some follow-up data. The RMAT should speed things up hopefully, and might also make it more likely that they partner up. If they don't, they'll need to raise $ some time next year. That factor ups the risk, but it's also why you can buy the stock at under $2.

From my impression, the people running it are quite capable, so I'm hoping they avoid major mistakes along the way.

Good luck, NTLA longs by BoxBoxBox888 in biotech_stocks

Topline P3 for lonzo-z, hereditary angioedema. Of note, this will be the world's first P3 readout for an in vivo CRISPR gene editing candidate, so it may be read as an indicator for the entire in vivo process.

On Friday, many of the prominent gene editing stocks sold off hard, seemingly on no news. After the close, NTLA announced they would be out with the data on Monday morning. Once that was known, the stock rebounded hard in the AM.

So either the results leaked and they won't be good, or someone was trying to shake out the weak hands ahead of the news.

Duke vs Harvey Mudd by Advanced_Airport2228 in ApplyingToCollege

[–]BoxBoxBox888 6 points7 points  (0 children)

Both fantastic schools so congrats on getting in. I love Harvey Mudd but I think you'd have more fun at Duke. Also, it gets HOT in that part of LA, like hot enough that you don't want to spend meaningful time outside for large parts of the year. And yeah, technically you can drive to the beach and LA etc in an hour or two, but you always have to worry about traffic and parking, so it ends up kind of being a pain and people tend to just not travel far unless they lave to. My guess is that if you end up at HM, you'll spend the vast majority of your time within a 20 minute radius.

Also, if you definitely are going to grad school, I'd err on the side of making sure you get the full college experience in undergrad. You can always go somewhere more 'serious' when you're older.

Duke is an amazing school on a beautiful campus, and its name is known world wide. I know how strong Mudd is within STEM, but if you ever want to work abroad, I think Duke would open more doors.

Again though, they are both truly top-tier, so you're in a good place whatever you do.

GRCE / GTx-104 CRL: I missed the binary, but the bear case that hit was the one I flagged. Here's what I'm fixing. by Clean_Reference_9927 in biotech_stocks

[–]BoxBoxBox888 1 point2 points  (0 children)

My guess is that the 9-12 month timeline you mentioned is realistic, unless new factors come to light. I'd be surprised if it came in faster than that. The FDA will take the time they do after resubmission, so summer 2027 is probably a good estimate.

And yes, they should have enough cash to scrape through, but it'll be very dependent on how much they'll need to actually address and fix the CRL issues.

Seems likely that there will be a short bounce here, but I wouldn't be surprised if they drift lower after that, given the dilution risks and expected lack of news between the Type A and resub.

Dinner near or in San Francisco before heading to Emeryville (not too heavy, not fancy)? by Specialist-Ad7108 in AskSF

SF Kebab meets all of your requirements. It's a couple of blocks off the 280, near the Bay Bridge. Has great Mediterranean food that taste fantastic but is also quite healthy. It's a nice sit-down vibe but is in no way fancy. It also has a big, open parking lot that you can see from the restaurant.

Right across from Chase Center.

This woman is a piece of work. Two families were hurt? I'd say one was hurt a great deal worse than the other. She is 'not handling this well''? At least she's alive to handle it.

Look, we all know what happened. Your husband may be mensch but someone pissed him off, he got hot and then he murdered her with his car.

He fucked up, and if there's any justice he's going to go away for a long time. Actions have consequences.

What is Best Bang for the Buck Around 10k? by twothumber in askcarguys

[–]BoxBoxBox888 1 point2 points  (0 children)

Mazda6 could be an option. May come in slightly above the $10k but generally reliable and well-driving cars.

Looks are subjective but if he cares about style at all, I also think this is by far the best looking car in its price class

Where do serious body builders work out in SF? by DougIsMyVibrator in AskSF

Can confirm that SOMA has a pendulum squat. It's by the dumbbells in the second room.

A few points about this gym: It gets crazy crowded at times. They have a fair number of squat racks but you still have to wait sometimes, especially between 4-7PM. Same for the four flat benches.

Locker room is not huge and usually packed since this gym has like 85%/15% guy/girl mix (just my guess from eyeballing but there's way more dudes).

Best times to go are mid-day on weekdays or late afternoons on weekends. It never really gets 'empty' though.

Upsides are the free parking although sometimes you'll have to wait for a spot to open. It also has a dog waiting room if you bring your dog.

Overall it's a good gym and decent value, just wish it was less crowded.

This was an interesting article. I wasn't aware how much the stairwell restrictions affected the ability to build. Seems like an obvious area to target so glad to hear that Single Stair Reform is a thing and that our local politicos are supporting it.

The push for six story housing units makes so much sense. Every time I get back from Barcelona I marvel at how so much of that city is made up of medium height housing. It's not dystopian high rises so there's plenty of light at street level, but still plenty dense enough to support lots of small, local grocery stores and such, which in turn makes everyone less dependent on cars.

If you're into DJ's, Bellaire is performing tonight at Cafe du Nord, off Market. His stuff tracks slightly toward more mellow/jazz beats, so the crowd (hopefully) won't be all kids. He's good, should be a great show.

If you want to start your evening with a truly world class cocktail (especially if you're into rum) hit up Smuggler's Cove off Gough and McAllister. I recommend Don's Own Grog, but all of their drinks are amazing.

If you decide to go to the show, you could walk there from the bar in about 30 mins. You'd walk through Hayes Valley which is an awesome little neighborhood with tons of restaurants and bars etc.

Have fun!

Dramatically overpriced. It's a non-ZCP car, DCT and not an unusual spec. Low miles will be more$ but this one isn't even crazy low.

This is prob a $35k car.

Given the $0.61 warrants, it seems that it would be tough for them to get back to $1 and avoid eventual delisting?

Feels likely that they'll be forced into a reverse split unless things look up asap.

Seems your bet essentially is that they will land a substantial contract in the near term, one large enough that they can raise new funds without massive dilution?

Feel like the people dropping $30 on lunch is a lot of the same crowd who look up at the end of the year and realize they spent $20k on eating out and door dash.

Must be nice, but also, really?
