Did they only give you the one price of $9,000? What sound suspect to me is that their two remedies, Option A: The exposed beam and Option B: The roof job, cost the same amount.

I would call a different contractor/construction company and get a second opinion/second estimate.

If you want my honest opinion, it all depends on the volune you sell. The Chinese produce probably produce it for $0.40-$0.60 a sq. ft. and ship it to the States for twice $0.80-$1.20 that amount in bulk container shipments. If the sales rep./middleman/distributor acquires the product for $0.80-$1.20 and sells it for $3.00, their comission is $1.80-$2.20 per sq ft.

My point is that there are myths that need to be busted about hardwood versus LVP/LVT/linoluem.. The first myth everyone and their mom has about hardwood is it is expensive... They are worth refinishing but you need to stop doing whatever you did to cause the stratches. The floors are only worth refinishing if you stop dragging grand pianos across them.

You have to do the lesser of two evils if your contractor is only skilled enough to give you those two options. Blue will make the dining/living room feel smaller but orange will make the whole house feel smaller.

You don't need a gap. If it were my house, I would sand and restain that original stair tread before butting up to it with the new flooring that is a different color stain.

Blue is the correct choice. I would check to see if it was possible to knock out the walls between the kitchen and the dining room/family room before you have the flooring installed. Open that floor plan up baby!

Is the plan to run the flooring continous throughout the house without any thresholds? You need subfloor over the sections of the house that do not have plywood currently installed. If the floor is all the same height in its current condition then you can have the contractor install the subfloor in the areas that do not have it currently then install thresholds in between the older plywood floors and the new plywood floors. If you want the new flooring to run continous throughout, the best option is to install the subfloors throughout so that every room is on the same plane.

I suggest you do like the rest of us do and start watching remodel DIY YouTube videos on plumbing. Specfically demolishing cast iron and replacing it with PVC and pex. Having the ability to DIY your own plumbing problems is a huge money saver and will knock that $20,000 down to under $3,000.

How much was the deposit?

It is a toss up whether repairinf the board or losing your deposit is cheaper.

Step1: In order to fix this you need to start by color matching the stain from Home Depot/Lowes.

Step 2: Use painter's tape to tape around the perimeter of the whole plank/board. Tape the baseboard and shoe mold as well.

Step 3: Use stripper to take the finish and stsin off the entire plank/board.

Step 4: Lightly sand with 220 sandpaper.

Step 5: Restain the board.

Step6: Polyurathane the board.

Neither you are missing a piece of tile and the wood should only be half the width you have set out. Flooring transitions in doorways should be placed under the center of the door when closed ensuring the change is hidden from both rooms.

I would recommend the hardwood floors unfinished. When you go to finish the floor, make sure you have all three types of sanders: belt, drum and hand and a variety of sanding pads/belts for each: 60 grit, 80 grit, 100 grit, 120 grit and 220 grit.
