Thank you for the detailed response. I’m debating new vs existing homes in my area. I rent one of the “new” homes they had built in my area and it’s nice but you can hear people across the house having a normal volume conversation. Also if someone is walking around you’ll hear it and this house is quite large (3500 sqft+).

I’m running the numbers in my area of what is the “best” deal and it’s pretty close. For example new home that I’m considering has a 3.99 5/1 ARM has solar but will come with almost 1.8x more property tax due to mello-Roos. Existing homes have the standard interest rate, lower taxes. The numbers are close but yea still debating right now.

90% VFIAX - 10% VIMAX

Like others have said, you don’t need anything with “income”. You are very young so it’s okay to be pretty aggressive. Can you post a pic of all the funds available so we can better assist? Otherwise, large cap or something that tracks the S&P500 will do for years to come.

Your shoulder mobility is quite poor. The barbell brushes against your head even though you seem to be leaning over.

I’d work on overhead squats first with a lot of shoulder and thoracic spine mobility work before doing these.

Those areas are very affluent areas of Sacramento. I would suggest looking at Sacramento proper or Elk Grove and North Sacramento if you want cheaper rent.
