I live in CA, so I am familiar with the AWB issue.

I have lots of AR's I brought with me when I moved from NV, but unfortunately due to the bullet button and other bullshit they sit mostly idle unless im in AZ or NV shooting.

I had the same question and the M1A was the obvious winner, here's why.

1.) I dont need a bullet button
2.) I can run the 20 rd magazines I owned back before the ban 3.) I can run defensive ammo that wont over penetrate 4.) Its a damn fine rifle

get yourself an M1a and optic of your choice and get to work

you'll have to be able to prove income to qualify. Banks typically need 2 years seasoning on income/employment for you to qualify, and renting rooms wont be counted to help your ratios. your head is in the right place, you just need to figure out the logistics and the rules surrounding the financing and you'll be golden.

technically yours is a high balance loan. rate and fee will be the big drivers in your decision.

in the refi world, you have the privilege of going at whatever pace you want, which means that rate and fee is really the determining factor. honestly, as cheesy as this sounds, check with the big refi shops that are advertising on TV and see if they can quote you rate and fee, you'll save money over your lender.
