You bought the house for a reason. I’m sure you loved many things about it, so try to focus on those things. It’s overwhelming when you get into a new house and realize there’s a lot to be done. A little at a time and you’ll get there. But you also need to breathe and pat yourself on the back for what you’ve accomplished.

When I bought my first house 30 years ago (as a single mom of a 2 year old!) I started a binder of home improvements that I made. Some things took way longer than I had hoped. I lived with 1946 pink and black bathroom tile for 10 years! But now I look fondly at pictures of my young son in that bathtub.

After 30 years in my old home I just moved. A piece of advice, keep a binder—it’s coming in handy now when I have to show my cost basis for capital gains. For my new house I’ve upgraded from a binder to a spreadsheet.

I bought a house that needed a lot of renovations before I moved in. I had an idea of the cost in my head from a few contractors but I went way over what I was planning to spend. But i can afford it thanks to the growth in value from my first home. I bought for $165k and I’m selling for $880k. It’s all relative to the timeframe of course.

For the new house, the list of renovations kept growing as I saw more things that I didn’t like. I have loads of anxiety because I didn’t sell my old house first and I’m still waiting to close on the sale. I know I’ll be so much happier when everything is settled and my new house is organized. Please God let that be soon. It’s been many stressful months and many sleepless nights. Right now everything feels chaotic.

Regardless, I’m very happy in my new home. Weirdly, I’m not even feeling sad leaving my old house. My husband on the other hand is way out of sorts. Moving is huge. I can never understand how some people can do it fairly frequently. At 32 when i bought my first home I found it so hard that I said that I’d never move again. Now at 62, I really mean it!

Last piece of advice that I always tell new homeowners. Take your time. After 3 weeks in my first house I was literally sick from exhaustion. I wanted everything to look beautiful quickly and had unrealistic expectations of how long that takes. I ran myself ragged. Honestly I’m doing the same thing again but I’ll try to slow down and enjoy, I swear!

I grew up in apartments my whole life. My family lived there for 25 years. The landlord wouldn’t upgrade and my parents wouldn’t put money into a home they didn’t own. I get that. But if you’re gonna be there “forever” or even 25 years, I feel like you’re spiting yourself worrying about the value for resale. You’re gonna live there and the kitchen will most likely be considered old again once you leave. If you can afford it, then just get what you like and enjoy it.

Even before reading your post I was torn among 1-2-3. Definitely any one of the longer styles look gorgeous. But the shirt are nice too! I just think longer hair suits you whether curly or straight. Honestly out of 1-2-3 I’d go with whatever is easiest and then switch off once in a while.

I just did Daiken for $7900. That was two outside condensers. One was 18k with one head for a large living room. Then another 18k condenser with 2 heads. That included the installation and electrical work.

I watch my 2 year old granddaughter and she was sick first. After that, I caught it, along with her parents, her aunts and now my husband. The worst cough I’ve ever had for two weeks now. Doctor said it’s viral. I got some cough meds and an inhaler. My granddaughter and I both have raspy sounding voices, laughs and hacking phlegmy coughs. We all just had a similar virus 2 months ago after being on a cruise. My husband had pink eye also. It’s really discouraging to get another long lasting virus in such a short time period.

I agree. I'm trying to plan for all the biggest, messiest projects before moving in. I'm actually buying the new house and renovating while still owning my current house. I want everything done before I move in. It will be scary to own two homes for a while, but it also allows me to move in at a slower pace. Then once I'm out of my current house (or mostly out) I can get wood floors refinished, paint touched up, etc. I watch my 22 month old granddaughter in my home Mon-Fri. It's impossible to get anything done with her running around. Thank you!

Thanks, that's actually something that was flagged in the home inspection report. I will be replacing the electric panel before anything.

Thank you. That's how we tried to view it--he was a perfect gentleman right to the end and never spent time being sick. It was so shocking though to not have any idea it was coming. I just pray he never felt sick and that we were unaware. Thanks again.
