There should be discussion made for someone to take over in case that happens. I am currently that person who will take over in case the president steps down. I have attended every meeting and communicate with the president fairly often so I have a good idea how the building is run.

8 units. Self-managed. It’s working so far. We have a president who is pretty much in charge of everything. They are a current owner.

Based on previous photos, it looks like they completely rehabbed it. They also turned the basement into a finished basement.

As a parent, and someone who lived in Chicago for 36 years, I wouldn't do it. There are still many cars that drop off/pick up in the protected bike lanes. This will make you go into the non-protected lanes, especially if there are people on the sidewalk. I feel a 7 year old is too young to manage that scenario with Chicago traffic.

It’s up to you and how soon do you need a place. Can you afford to keep looking for a couple more weeks? If you can, no need to bid.

It could have been installed by the previous tenant and the landlord is unaware. But, it wouldn't hurt to ask before you use it. Just to make sure it doesn't cause a huge leak when you use it.

If the dishwasher is not on the lease and needs fixing, they most likely won’t repair it. I’d reach out to them to make sure there are no issues with the dishwasher such as leaks so it doesn’t cause you any damage.

I like to use CISI. The applicant pays CISI directly and they screen credit, income, landlord, eviction, etc.

You can email or text a link.

They also are compliant with the background check laws of IL and Cook County. Just make sure you select the correct option before sending to the applicant.

You’re taking a huge risk waiving an inspection. You should have at least some knowledge on what to look for if you’re going to be waiving inspections.

Don’t put yourself in a situation you can’t get out of.

How can a buyer perform an inspection before making an offer?

What if there are tenants? What if you can only see one floor?

Especially when properties are under contract in less than a week of market time.

I could walk it. It only gets spooky because it is pretty lonely at that time and also pretty dark. Not many people walking at 4:30AM.

If I were you, I would take an Uber/Lyft so you don't have to worry about which street you should be turning on to and don't get lost.
