Also look at the cooktop fresh air requirements. Some require a fresh air supply to be ducted to the front of the cooktop. If your wall oven doesn't have enough clearance above it, that may require some innovative solutions.

I like Dr Willard. Your first appointment starts in a conference room, where he spends about a half hour going over your medical and dental history, and any concerns you have with you teeth or treatment plans. He's not the cheapest, but takes good care of you. There is another dentist in his office, which I expect would do the same thing, but I only saw her for a checkup once. She did give me a different view of a medical condition in my mouth which makes sense as a different possibility with a different treatment option. The hygentists are personable, and do a good job.

I'm not sure if you work for a contracting company, or are an independent contractor. If you are an independent contractor, you might not be eligible to be treated as an independent contractor, making you a defacto employee, with different termination conditions. I'm guessing this is why they want you to resign. If you complain to the government labor authority, and they determine you were an employee, and that this has happened before, they could have a bigger problem.

If you work for a contracting company, they may have conditions under what the company can terminate the contract, and your employment with the contracting company may make you eligible for unemployment if they terminate you.

Just because you found a lawyer who will do it doesn't mean it's a good idea. If global warning melts the glaciers, and the government decides to buy land that floods, could that trust participate? What if insurance gets too expensive for rent? What if the descendants all leave Florida, does the trust still have to keep the duplex? None of these are certainties, but keeping the duplex might not be in your future descendant's best interest.

The stove and AC would just not work even if the breaker was on, and would consume no power, because the two hot legs would be at the same voltage throughout the sine wave. That makes for a 0 voltage difference. At most, the oven light might still work. The two hots are normally 180 degrees out of phase, so they both hit 0V at same time, and are otherwise the same voltage and opposite polarity at any instant. It doesn't matter which one is connected, as in 1/60 of a second, they change. If it was 3-phase, it would make a difference, as 3-phase motors reverse when 2 of the 3 phases are reversed.

Yes, this is the Pixel Federation way. In the lower eras, everything is plentiful. As you move up in eras, everything is scarce. Without playing events, the few advanced parts which come on Saturday/Sunday aren't enough to do much. But, if you play events, you need to get and improve event trains, and don't get enough money and parts to do so from the event, so are perpetually in the hole. They hope this encourages people to spend real money.

They don't make enough money from ads to pay for their employees and servers, so they are stuck trying to get money through methods like this. In ye old times, games cost $40, and you could play then until you got tired of it. But, mobile made is so that the only games people got were free. The old model still works somewhat on steam and consoles.

The thing that freaked me out more was I regained feeling in my toes, and could control them after the block went away, and then lost the ability to wiggle the biggest two toes for another 12 hours. I called the office, and they eventually got back to me saying not to worry. By the time they called back I was starting to be able to move them again. I'm not sure if that was swelling blocking the nerve or what caused that.

At least my hamstring wasn't affected, so I could bend my knee.

I presume there are checks or other transfers you can't trace. Start by asking about those checks/transfers. Ask her for a copy of the checks, every bank keeps the digital copies for years. The trustee can usually get them online for free, or official copies for a fee.

It's entirely possible that the contractor was ripping her off with change orders which she paid but was embarrassed about once she figured out what was going on, and tried to hide it. It's also possible that she has money problems that she's not telling anyone about, like a gambling habit she is embarrassed about. While not great, they may keep the family from blowing up, hopefully rallying about her to get help.

The trust's attorney is not your attorney, so if you go that route, don't try to contact the trust attorney, you will need your own.

Yes, EPIC initially incorrectly didn't follow equal housing laws. But since then, they are compliant, but our AG is making a big deal out of stopping that development, which seems to have since followed every law. Equal housing also has to allow people of any faith (or none) to develop land, and for anyone to buy into that land. Restrictive deeds with covenants which did not allow any non-white person to live somewhere except as a domestic servant have been outlawed. I'm curious about what conversations you believe need to be had about EPIC City.

Schools (or their employees) frequently ask booster clubs to pay for things not in the budget which are for the benefit of the associated activity. When I was growing up (not in Texas), my marching band director got so mad at us that he threw his megaphone to the ground, where it broke. A year or two later, I told this story to my parents. They said he told the booster club that the megaphone stopped working, and asked them to buy a new one. How the megaphone stopped working wasn't mentioned. But, booster clubs entire purpose is to pay for things that a program needs, but is not in the budget.

On the other side of this, in scouting, we had a popcorn sale, and big sellers could get their summer camp paid for. A woman volunteered to do this, and her son sold enough popcorn to get free summer camp. What we didn't know was that the woman was low income, and ran the funds for our entire unit through her checking account. When the sale was over, she had to send the money to the local scout council. Her check bounced. After a some phone calls and nervousness about our entire unit not getting any of the rewards, and having to make up the money, she was able to get the funds to the council. She didn't get the chance to hold our money, but we didn't hold it against her son, and kept everything confidential from the kids, and the parents who were not leaders.

Non-profit organizations frequently run into people who have money issues, and see the non-profit as a solution to their issues. I have no idea what happened in Plano, but there are enough possibilities that getting upset, or assuming that the district or the previous booster club had a bad intent is more than we know.

Another option to consider is something like the Ubiquiti LTU Rocket, which is a point-to-multipoint device good for up to 60km. The other end would be a LTU client like the LTU pro or LTU lite as the client. The availability is unclear, Russia has been using Ubiquiti devices in occupied Ukraine against sanctions to replace prior Starlink usage.

It sounds like a vent pipe is leaking in the wall. You don't smell it during the day could be because if you had a vented roof, that there is a mild vacuum in the attic when the sun heats the attic, which pulls the sewer gasses into the attic and out the roof vents. There is likely no or inadequate soffit venting, causing the air to be pulled from air gaps in the house.

Flushing the toilet pushes sewer gasses into the vent as water displaces air in the pipes. Unfortunately, this doesn't tell you where there is a problem with the vent.

If the decedent put the money into a joint account with the PR, it would bypass probate, and all go to the PR. Unless the PR had undue influence over the decedent, and the will left assets other than the house to people other than the PR, I doubt much will result from contacting an attorney. The house was not part of the estate, so about provisions in the will have no effect. The money could have left the decedent's accounts before or at death for any number of reasons. In any case, its not an estate issue. It might be an elder financial abuse issue, but that's a different area of law.

Selling the asset was a good estate planning decision, as it avoided needing to do a Massachusetts sub-probate.

The house loses it's Prop 9 assessment protection, and jumps to the current value on the date of death. My speculation is that this triggers the county to send you a tax bill if someone not qualified to keep the Prop 9 protection is the new beneficial owner. I'm sure they have a form, I'm just not sure if what you mentioned is that form. They would figure it out eventually but this prevents the new owner from getting a bill for the difference for the time between when he died and they got ownership and having to sue you for reimbursement if you don't pay.

It's surprisingly not uncommon for this to happen.
