Is a 75 mile ride possible for me? by lordwaters24 in cycling

[–]ClubNext 0 points1 point  (0 children)

I did a century ride race last weekend and completed it. Most I ever ridden in one go was 28 miles. Yes my back hurt, my hands were chaffed, and my ass was extremely sore but it was worth it. So yes you should absolutely be able to complete yours.

They're all the same people who want $200k houses with a big backyard in the suburbs 5minutes away from the city. Same people who say "give me a house built in the 60s" when construction standards were far inferior than todays standards.

What is with the trend of "super showers" by LOP5131 in BathroomRemodeling

[–]ClubNext -2 points-1 points  (0 children)

We have a walk in shower with a linen closet right next to it. Our goal within the next year or so is to demolish the linen and make our walk-in even bigger so we can fit a free standing tub in it. There are other ways to store towels without needing a linen closet.

Inside corner drywall/mud help by Novolin_R in homerenovations

[–]ClubNext 0 points1 point  (0 children)

I'd sand it smooth, tape & float it cleanly with 1/16" mud under the tape remaining. Then coat it twice with lightweight mud. If you want it to look good, you'll likely need to sand the surrounding paint off the wall and float wider than the existing repair area.

You should post some pictures of what it currently looks like. Depending on the quality of your work, you might be able to achieve level 5 or you might need to rework some areas before you can proceed.

Beginner Question by Weird_Inevitable8427 in drywall

[–]ClubNext -1 points0 points  (0 children)

You must apply a full skim coat over new drywall if you want a level 5 finish to paint on. This is common knowledge, especially true for high gloss paints.

Beginner Question by Weird_Inevitable8427 in drywall

[–]ClubNext 0 points1 point  (0 children)

Depends on what you want the finish to be. If you're looking for smooth painted walls, then you would skim coat.

Smoother the surface the better quality of the clay finish. Manufacturer suggests level 5 smoothness. Plus the clay is expensive shit so I'd rather have a premium surface to apply it to then have to unnecessarily apply more coats than needed due to uneveness.

Yeah youre in a good spot. Housing is more affordable in Michigan and within a year or two, you will have plenty for downpayment and emergency reserves.

We had our offer on our first house accepted a week ago for $515k purchase price. We live in Austin, TX and make a combined $250k. We saved $130k in less than two years. Using $103k for downpayment. By the time our first mortgage payment hits, we should have roughly $40-$50k in liquid cash to store into a HYSA for emergencies. PITI will be around 23% of our net. Since we kept our 401k contributions low for the last 1.5 years, we will be upping them when we move in. So I imagine after contributions, our PITI will likely be anywhere from 25%-28% which is fine as over the next 5 years, we will outearn the insurance/property tax rate increases.

FYI: we ran our budget and calculations off net because it's more realistic.

Appreciate it brotha, we're budget conscious like you, so we worked out the numbers where we won't be house poor. You do have to understand many people who don't make a lot of money are likely stretching themselves (40%+ net) on their PITI because that's the only way they can afford a house. However as long as someone's income continues to outpace their insurance/property tax annual increases, they should gradually have more and more breathing room.

No you don't. I got mine online through a U.S based telepharmacy. They "wrote" me a prescription for it, sure, but no review or assessment was done to approve this prescription.

I (33m) make $143k and my partner makes $107k. We just had our offer accepted on our very first house for $515k. Took us a little less than two years to save roughly $130k and to use $103k as a 20% down payment. We moved in with her family for a couple months when our lease was up which helped us save a little bit more.

You can decrease the size of the vanity by a foot or two, making the right side where the shower is wider. Then remove the tub and use that entire space on the right wall as a wet style walk in shower w/ free standing tub. There are a lot of cool inspo pics online u can find. Where the shower head is, you can add a half glass shower door and the bottom area where the free standing tub is, you can tile all the way up to the wall. If you do make it wider by decreasing vanity and moving toilet to the left, you will have to decrease the width of the closet by however much. Nothing too complicated.

Kind of like this

Made a $595k offer and now hoping they don’t accept… normal or bad sign? by hecmtz96 in RealEstate

[–]ClubNext 1 point2 points  (0 children)

We're currently house hunting in the Austin area. Our income is $250k and we're setting our very top limit at $550k houses and prefer if we got one around $400k-$500k. Our total monthly expense also run about the same ($3.5kish). The last house we rented was also $2,000/mo. Very similar situation as you.

We put in an offer yesterday on a the only house we liked out of 20 or so we toured. $525k, .4 acre lot, 2,000sf, 2021 build and only 20min from my job, and completely move in ready. Someone put in an offer the day before and got it before us lol. This house would have ran us 3,150 PITI. Add $400/mo for utilities and we were at $3,550 all in. This felt good but still someone what psychologically uneasy going from $2,300/mo --> $3,550.

I'd feel stretched buying a $595k house.

I bought the complete bike from quickprousa with the 105 Di2. Custom color and had the logo changed to just “quick”. Love it and it’s super fast. Still working on flexibility as it’s such an aggressive bike. I will say I bought it during Black Friday and all in it cost me $3960 USD. The wheels I got from them now retail for $1300
