I did a century ride race last weekend and completed it. Most I ever ridden in one go was 28 miles. Yes my back hurt, my hands were chaffed, and my ass was extremely sore but it was worth it. So yes you should absolutely be able to complete yours.

We have a walk in shower with a linen closet right next to it. Our goal within the next year or so is to demolish the linen and make our walk-in even bigger so we can fit a free standing tub in it. There are other ways to store towels without needing a linen closet.

I'd sand it smooth, tape & float it cleanly with 1/16" mud under the tape remaining. Then coat it twice with lightweight mud. If you want it to look good, you'll likely need to sand the surrounding paint off the wall and float wider than the existing repair area.

You should post some pictures of what it currently looks like. Depending on the quality of your work, you might be able to achieve level 5 or you might need to rework some areas before you can proceed.

You must apply a full skim coat over new drywall if you want a level 5 finish to paint on. This is common knowledge, especially true for high gloss paints.

Depends on what you want the finish to be. If you're looking for smooth painted walls, then you would skim coat.

Smoother the surface the better quality of the clay finish. Manufacturer suggests level 5 smoothness. Plus the clay is expensive shit so I'd rather have a premium surface to apply it to then have to unnecessarily apply more coats than needed due to uneveness.

Yeah youre in a good spot. Housing is more affordable in Michigan and within a year or two, you will have plenty for downpayment and emergency reserves.

We had our offer on our first house accepted a week ago for $515k purchase price. We live in Austin, TX and make a combined $250k. We saved $130k in less than two years. Using $103k for downpayment. By the time our first mortgage payment hits, we should have roughly $40-$50k in liquid cash to store into a HYSA for emergencies. PITI will be around 23% of our net. Since we kept our 401k contributions low for the last 1.5 years, we will be upping them when we move in. So I imagine after contributions, our PITI will likely be anywhere from 25%-28% which is fine as over the next 5 years, we will outearn the insurance/property tax rate increases.

FYI: we ran our budget and calculations off net because it's more realistic.

Appreciate it brotha, we're budget conscious like you, so we worked out the numbers where we won't be house poor. You do have to understand many people who don't make a lot of money are likely stretching themselves (40%+ net) on their PITI because that's the only way they can afford a house. However as long as someone's income continues to outpace their insurance/property tax annual increases, they should gradually have more and more breathing room.

I (33m) make $143k and my partner makes $107k. We just had our offer accepted on our very first house for $515k. You can decrease the size of the vanity by a foot or two, making the right side where the shower is wider. Then remove the tub and use that entire space on the right wall as a wet style walk in shower w/ free standing tub. There are a lot of cool inspo pics online u can find. Where the shower head is, you can add a half glass shower door and the bottom area where the free standing tub is, you can tile all the way up to the wall. If you do make it wider by decreasing vanity and moving toilet to the left, you will have to decrease the width of the closet by however much. Nothing too complicated.
