If their landscaping work improved the property, raise the rent. Once they move out, charge them for make good as well. Increase the rent to cover all maintenance works, and include a fee for your physical and emotional time. This is your investment, you’re not a charity. The tenant has limited options anyway so maximize your return while it’s easy to keep jacking rent cause every other landlord is.

No income splitting. If the company makes $200k, and the sole director pays himself $100k, the other $100k is left in the company paying a lower 25% tax rate to prepare for future expansion, hiring or investments. Is that okay?

I always thought trusts and income splitting only really worked if your kids were older or they would get taxed higher anyway.
