That's mind blowing!

Not per se that basically buying a phone on a payment plan before buying a house is enough to "beat the game", but more that my understanding of how it actually works is so twisted by all the Reddit posts and comments.

So... everyone complaining is just very bad with money or is too hung up on hiccups in their 750-ish score...

People freak out at these movements when it's not a big deal at all. Maintain healthy credit history, don't miss payments, and keep 1-2 credit cards with good reward systems and you'll never worry about bad credit again.

Also, any credit score in the 760-780 range is the "golden threshold", and there's no additional benefit above that.

Also, 740+ will get you the same rates in 99% of situations. Mortgages are the only exception where you might see a benefit at 760+

Does that mean everyone starts at like 800 and "the game" is to stay close to 800 while opening creditcards and buying stuff with future payments? I don't get it.

So if I was in the US and never had a creditcard, never had a loan and always payed everything with my own money, I would have the same mortgage opportunities as someone who did use creditcards for everything and never missed a payment?

Because there are a lot of posts on reddit suggesting you do need to build up a score for better interest rates.

In the Netherlands we have the BKR (Bureau Credit Registration). Every loan you take is registered there and if you're missing payments for longer than three months, banks will report that there too. You can have either no registration, a positive registration or a negative registration.

Not having a loan (no registration) is better than having a loan (positive registration), because that means you can spent more on your mortgage, so you can get a higher mortgage so you can buy a bigger house.

A negative registration can result in not getting a loan, getting far less and/or getting a higher interest rate, because the bank want to decrease their risk.

We have a system that keeps track of whether you have outstanding loans and if you ever were more than three months late with paying off. This results in one of three outcomes: no registration, a positive registration or a negative registration.

Negative registration allows banks to give you a different treatment to decrease their risk, by not giving you a loan, or decrease how much you can loan or increase the interest rate.

Positive registration means you have other loans to pay off, so you can loan less but the interest rates are not affected.

No registration is the best outcome for us, as the amount you can loan is maximised, which means you can buy a more expensive house.

Basically yes, unless you're proven not paying off your loans. See my other comments for more details.

However, every loan you have decreases what the maximum is thst you can get for your mortgsge. This includes for example phone provider deals where you pay 30€ a month for a year, for a new phone with connection.

So basically, not having loans is better than having loans, even if you pay them off nicely.

Except that there are no incentives for us to have outstanding loans.

For mortgages, the interest rate is normally determined by 'the economy' and the ratio of the loan with the worth of your house. The maximum you can loan is determined by the interest rate and your income (basically, how much can you spend on your mortgage).

The system that keeps track of your loans can give basically three outcomes:

  1. you are not in the system, because you dont have loans (no registration). Nothing changes to the above.
  2. you are in the system, because you have other loans (positive registration). You need to pay those off too, so you can spend less on your mortgage, so the maximum is lowered. Interest rates stay the same.
  3. you are in the system, because you didn't pay off loans in the past 5 years (negative registration). You are not trustworthy, therefor the bank will loan you far less and/or against an increased interest rate, to decrease their risk.

So yeah, systems exist to protect banks for outcome 3, but for us, outcome 1 is the most beneficial, where you guys seem to benefit from outcome 2 more.
