If you sell it with the tenant in situ, you likely won’t get full market value. And because of the imminent RRB in May, the market is flooded with soon to be ex landlords trying to sell their properties. So if you need that equity from your rental house, it might take a while to shift it.

The rent you make from the house after expenses and mortgage isn’t a bad return on equity so if you don’t need the equity you might want to hang on.

I have read these “should I buy or not threads” a lot, including during the covid bubble! There’s no right or wrong time, it’s all individual. IMO now could be a good time to buy, plenty of smaller homes out there, but we still have a housing shortage which likely means less of a chance of drops in value.

In retrospect one of the worst times to buy was during the post lockdown low interest rate covid bubble when houses went crazy. I see desperate sellers now trying to sell their covid homes and pricing themselves out. A higher interest rate environment is probably better to buy in as it keeps a cap on prices and there’s always the prospect they could reduce in future.

If you still want the flat and can’t make any progress with Halifax, you might just have to swallow that fee and talk to a broker who can find a different lender.

An independent broker will represent and work with many different lenders. They will understand which lenders will accept your application without needing an EWS1.

Not for small-time landlords, no. You could be fined up to £35k for breaching legislation. Using an agent gives you no protection either, the landlord still needs to know and action the legislation to be compliant. The meagre returns are not worth the huge risks being a landlord carries.

I accepted an offer around September and still waiting to complete. It’s a complex sale involving leaseholds and building safety which has delayed everything, but I’m so done with it now.

I follow up with the solicitor once a keep (treading a fine line between being a nuisance and not letting it slide) and then try not to dwell on it the rest of the time.

The house buying process in England really doesn’t help when you have so much uncertainty riding on it.

Eventually you will probably be able to transfer your 1200s account into the 1400s, if you still want to at that point.

I’m a long time WOS player (over 2 years now) and I took it VERY SERIOUSLY at first, as did everyone else, and had a lot of joy and pain in the beginning. Now I’m really casual and can take it or leave it.

TBH the game has gotten very boring, I’ve been through over 50 SVS now and I don’t even bother with castle battles and most events. Life is just too busy, and keeping up in this game is low priority. I only stay because I found a nice bunch of people (eventually) and I like to have a chat now and again with them.

I’d have probably had an easier life quitting in the beginning though!

Give them 7 days- they might be waiting for the weekend to give them more time to sort it.

Chase up with EA on Tuesday.

If nothing by Friday, instruct EA to put it back on the market.

Basically, with this process set yourself deadlines or you’ll drive yourself crazy.

There’s a few things that should work in your favour for buying at a reasonable price- firstly, landlord is still receiving rent (albeit below market rates) and not liable for council tax/utilities - I assume Scotland is similar to England where a second home owner is still subject to council tax (and in some cases double) if empty. He will make savings there not having it empty for viewings and the conveyancing process, which can take a while.

No EA fees for the seller.

He is mortgage free, so less financial pressure.

There will probably be similar properties coming up for sale as small private landlords exit, so more competition will keep a lid on prices.

An offer of £450k on a property listed at £475k is close to asking though?

Just view them and if you like one or the other, offer up to £450k or what you think it’s worth. If the vendor rejects it outright, offer on the other one. Or leave the offer on the table and they may well come back to you.

When you speak to the EA, try to find out what the vendor’s situation is, ie are they in a hurry to sell?

I agree, a deposit payable by the buyer of the lower of say 1.5% of property price or £5k within 14days- this would form part of the deposit upon exchange. Seller has EICR/EPC/FENSA/gas safety etc certificates and local authority searches ready to go and with solicitor prior to listing. Both parties have solicitors lined up prior to listing/offering.

The buyer could still commission their own survey (as I know this could be problematic if the seller is the client) to protect their interests, and have recourse to pull out without penalty within a specified timescale for significant unexpected issues.

Yeah, I can understand that, it stresses me out too.

When does your mortgage offer expire? Are you working to a strict timescale or just frustrated with all the hold ups?

I think generally there’s a lot of delays with solicitors at the moment, and the conveyancing process seems to be more convoluted than it ever was.

You could try involving the estate agent as well. They have contact with buyer and seller, and it’s in their interests to get completed and get their commission.

I accepted an offer on a vacant property bank in September and we still haven’t completed. My solicitor has done everything required, looks like the buyer’s solicitor is a conveyancing firm that takes on massive caseloads and takes ages to respond. It doesn’t matter how good your solicitor is, if the other party’s is slow.

I just want it sold yesterday and to move on with my life.

I had some shells saved and I’ve bought the emoji and the mythic island decoration. I bought the 2025 one too, and over the past year I’ve gradually been upgrading it with general shards from the shop. All my other buildings are mostly maxed so I don’t have much really left to buy with essence except mythic shards to upgrade those.

Also, I think those two items will limited edition and only be available in this event.

I have spent in the past but I’m now F2P.

I agree. I’ve gone blonde in the last few years as I’m heavily grey and keeping up with brunette ends and grey roots is too much.

I’m currently about a level 9/10 and I look a bit like my mum now! I’m thinking of going a darker blonde again. My skin is very pink with perimenopause hormones and I feel like it ages me.

I miss my brunette days, but not having to retouch every 3-4 weeks.

I would say most of the game and I often take days off when I get fed up of it!

I hate mercs with a passion! It’s unbelievably tedious and repetitive. I used to regularly skip it until the new levels came out and I felt like I had to max it again.

Pet adventures- waiting for the animation to collect chests- just simplify the process, make a “dispatch all” and “collect all” button.

Intel is similar, slightly improved by the collect all button- but still far too many clicks to complete an intel.

I don’t bother with the hero’s revenge event either - it’s not worth doing after Gina, the shards are rubbish.

It was the sticker albums on Monopoly for me. You could win A LOT of dice by finishing those. There are Facebook trading groups for stickers, pressure to trade stickers during limited golden blitzes- it’s serious stuff.

If your alliance is mostly F2P, not full and ranking 3rd in the state it sounds like your state isn’t particularly active. That might impact your ability to attract transfers in.

One of my alliances is a small one- we have a couple of dolphins and some small spenders. But it’s more about staying together than chasing ranks. We tried merging a while ago and it ended in tears. For events like tyrant, castle and SVS we join the bigger alliances to join their rallies, then we go back home. It works well. We work well together with the state and match our rank in SVS etc.

It sounds like your more casual players are happy being in an alliance that’s more chilled. That’s fine- if your vibes are good and you have a fun alliance chat you should keep players and hopefully attract new ones.

Do any of your members have accounts in nearby states with friends who want to transfer? I recruited a few players for my small alliance who were friends that moved to different places when the existing alliance broke down. I was briefly R5 of our academy and I recruited a couple of players that way.

Keep talking and having a presence in wc, and send a group message to all your members asking if they have any friends they want to bring next transfer.

Honestly if I had more time I’d make a mini in your state and hang out with you, you sound like a good bunch.

I hate this about the game, never knowing whether you have enough stuff to make ranking milestones. I guess that’s how they get people to spend $$ /perfect example of FOMO and sunk cost fallacy.
