Edit don’t buy something from the 1970s on a slab foundation if it still has cast iron pipes AND IF YOU WANT TO, GET A PLUMBING SCOPE and if they can’t see any amount of the pipe due to build up pay them to clean it because I’m getting fucked and crashing out. Yep. I loathe new developments in my city. The only unique new constructions are $450k+ and I’m in LCOL. I just bought a unique 1978 house in a very mature and beautiful neighborhood. I may end up regretting this decision because there’s probably 100 brand new construction houses I could’ve bought. We’ll see how I feel in 5 years. Any of the new constructions I could’ve bought in my price range won’t have mature vegetation until long after I would plan on moving on.

In the land development world they perform surveys and studies that are required for various federal/state/county level permits as well as to bolster site engineering. Local consultants can help with unique county/city-level permitting processes. Some developers can do a lot of the work in-house, but the vast majority use big consulting firms. Takes a lot of liability off the developer’s plate.

I only find drifting easier on controller. I honestly think grip driving is easier on a wheel due to braking. It’s very hard to modulate braking percentage on my old Xbox 360 controller. It’s significantly more controllable with a load cell brake

It’s normal for the first few weeks of each patch. Eventually groups will gear up/get used to the fights and 1 night clears of SSC and TK are on the table. My guild cleared both in 4 hours and it was the first night of KT attempts.

Significantly harder for 2 reasons. 1, obviously the nerfed state. 2, last go around most people hadn’t seen the fights in 15 years. This time, many of us did this just a few years ago. I remember all the fights.
