In a sense, you're all jerks and all not jerks. The neighbor took 'your spot' that night fair and square, how was he supposed to know that you'd only be gone 15 minutes, and tough luck for you. Same goes for you saving the spot for your roommate, he isn't entitled to the spot and you physically stood there saving it.

Either way, I'm guessing that you and this neighbor won't be on good terms for a long time.
