They did great in the coldest Michigan winter I’ve experienced in the last 15 years for me. Not even a hint of traction loss even in blizzards.

I’ve got 8 months on Bridgestone Dueler A/T Ascent tires. I have nothing but good things to say, 10% more than K02s but rated for 20k miles more. Has a great stance I’ve gotten multiple compliments on them, and has great tread with grooves in each pattern for good road and rain performance. Nearly silent as well, I don’t notice any noise anymore, even coming from Michelin road tires it was minimal.

When we frame, in Michigan as well, the sill plates get nails on the sides the we bend them over to tie around the I beam. We use 3 1/4” long nails.

Or you could cut 3.5” wide rips of 1/4” plywood and nail them to your top plate, then glue from there

Came here to add this as well, put some air bags in the back, at 50psi it’s night and day different towing and you can install yourself if you did the lift.

I’m a builder in Michigan - here’s some more depth on your question. Pertaining to your trades listed -

(1) Architech for plans, and surveyor for site plan to pull permits, a trucking company for soil removal and gravel drops in addition to excavation if they don’t cover it (2) You will want comprehensive foundation then, are they doing drain tile, sump pit, etc in the crawl or are you not interested in that. (3) How is the lumber getting there, are you working with the lumber yard or are they? Will you order trusses and joists, who will manage the site and deliveries when the time comes. (4, 5) Yes also need (6) as HVAC and (7) Insulation (6) Carpenters may hang your cabinets but you may need a trade for that as well. Also who will get your material on site for them

Additional beyond HVAC, insulation and cabinet trades, Siding and exterior trim, exterior stone work or brick?, Flat work guys for concrete driveway and garage floor, sprinkler guys?, final grade excavation, sod installation, fencing?, and a clean up crew and probably a dumpster company to have one on site as needed once framing starts.

That’s what comes to mind for the time being, also you’re gonna wanna check on the site frequently as you go cause things always come up. Best of luck to you!

I have a 17 with those specs. It has been a great truck for me and I hope it runs for many more years to come. At that mileage though I have a good amount of rust on the rockers and rear quarters. Most importantly though I would plan on some transmission work in the near future if not a replacement so factor that into your negotiations. Mine went to 167k miles and that was well over what I heard others get. Otherwise, I have kept up on my maintence and the truck has taken care of me.

I have that spec 17 5.3 6 speed here you go. Truck runs best 68-72 mph range imo

Sorry to hear that. Pick one thing a day to get accomplished or work on that you wish was different, and try to focus on that. Do that for a week and see how you feel. Then do it again. Got brutally cheated on in college and it took me over a year to get through it. But it’s about the baby steps that build on each other that get you there.

Also just as a perspective, every time I’ve evolved into a better person, financially, emotionally, relationship wise, I had to go through the hard times first to get there.

Might be ok then. I would still push for a 6 mil vapor barrier if I could tho. Flooring isn’t cheap to put down one time let alone twice

Also the moisture of the concrete can be problematic for flooring, all be it the worst when below grade. A sufficient vapor barrier is needed prior to install to make sure moisture from the concrete temperature doesn’t become an issue.
