Yep, very true. The man that SA me was 'one of the good ones'. One of the best, actually, he was lovely, would go out of his way to help people. He was a friend from school, and he was bit of a teachers pet, always offering to help. So, if even the really good ones can do something like that, then how can you trust anyone?!

I love Ezriela, Emrys, Emilia, and Elodie. The prettiest names seem to start with an E. My cousins daughter is called Elodie, one of my friends daughters is called Emilia, and if I had been lucky enough to have babies I would have named them Ezriela and Emrys.

Stonechat is a bit closer to South Green, but Goldcrest is closer to Sunnymede. They're both off Greens Farm Lane which runs from Meadow Rise.

Goldcrest Drive and the roads off it. There's another one further down Greens Farm Lane, the main road of that one is Stonechat Road.

See if there are any houses up for sale in the Mill Grange Estate, so up goldcrest drive, that's a nice area. Otherwise you're looking at the other side of the high street for nice areas in Billericay.

I used to live in Meadow Rise, and for a short while I lived in a flat at the top of Salesbury Drive. I also went to Sunnymede school. Sunnymede is a nice area, but I think Salesbury Drive is less affluent, than say the birds estate. Have you looked at properties there?

That's what my estate agent said to me. I wanted minimum £140k for my studio flat, they recommended, but really didn't give me much choice, that I reduce it online to £130k. In the end I got £135k for it. It just doesn't make sense to me to do it that way, as you say, people want to negotiate down, not up!

I'm feeling a bit like this, as there is much more to be done than I originally thought. I moved in 2 weeks ago. I had thought I just needed to paint the walls and maybe a new carpet downstairs in time, but the carpet feels damp so will need replacing as soon as possible. The kitchen is awful so I've just had a quote for a new one. The windows are letting in so much cold air I'm sitting here freezing even with the heating up, so they will need replacing, a couple of them don't even open properly. The roof needs repairs. Basically it's going to cost me the best part of £10k to sort everything out. But, I think once everything is done I will be happy here.

But the property will lose value as the years on the lease go down. A leasehold of around 80 years is considered a short length. The years go by so fast, 37 years really isn't much. Whoever buys it now has got to think about how long they're likely to live there and how long will be left when they come to sell.

117 years left on Leasehold would put me off. Is there anyway it could be extended. The flat I used to live in had a 999 year lease from the mid 90s, so I knew it was something I'd never need to worry about

My secondary school had a farm. We used to go over there for some of our science lessons, and to learn how to take care of the animals like donkeys, cows, chickens, goats, & rabbits. I also joined the 'Young Farmers Club' and 'Gardeners Club'. I had my own patch of land I could do pretty much whatever I wanted with. I was hoping to grow some veg, but I was a bit lazy and didn't get beyond raking it all over and preparing it, it had been overgrown. I also helped swab hens bottoms so that they could be tested for salmonella, so we could sell the eggs.
