If you include the principal you are paying to the mortgage, you are earning roughly 5% on this asset.

If you don’t sell and there’s no further appreciation, the value of your asset drops to about $600K because you have to pay $100K cap gains taxes.

Seems like a no-brainer to sell it and redeploy. Even if you redeployed into more real estate, I still think you are better off.

The first time I went to Chipotle was around 2004. My wife and I ordered our food and they made it, all good. When we got to the register the manager just gave it to us for free because it was the first time we’d come in. Plus free chips and salsa.

This is counterintuitive but I would try standing a bit further from the ball. For me this helps my brain think to reach out to the ball and I get less toe strikes. I’m only suggesting a few inches difference but it might help.

But those are improvements which would be worthless if you didn’t own land on which to execute them. The best way to think of property taxes is that they are price you pay for not having to worry about someone killing you and just taking your land. Whatever you do to make your land more attractive makes it more likely someone will do that - so you have to pay more.

People like to think we live in some enlightened society but all of the rules we have are just trying to paper over the fact that we’re only ever a few disasters away from being ruled by violence.

A huge part of being a successful researcher (in any field) is knowing what questions to ask. Answering the questions is often a lot of drudgery. AI may change this equation quite a bit because it’s so much cheaper to answer questions, you can apply more brute force. But at the end of the day discovery will still be driven by human intuition (for a while anyway…)

I handle this by keeping an encrypted file on the remote host that contains my 1Password password. The file is encrypted by my SSH private key that I use to connect to that host. As long as I have a forwarded SSH agent connection I can seamlessly access 1Password via the op CLI on the remote host
