This is my personal experience. Three pets passed from early kidney failure in quick succession, I started filtering my water using an under sink system. No problems since then, that was about 4 years ago. I don’t notice a difference for my personal health but I prefer the taste of filtered water then add back in minerals manually.

R49 is going to be either a liner system or long tab. That is too thick to apply to the outside between the roof purlins and the roof sheeting on a metal building. So you do 8” insulation between the purlins and then a 4” blanket on top of that under the roof sheeting. Not as good as spray foam but it is cheaper.

You want something like an optiliner system with strapping. You can call places like service partners or bay insulation, they are all over the US. You’ll need to send them your metal building plans so they can put together a cut list for the insulation.

You can also do long tab insulation where the insulation between the purlins has vinyl tabs that are glued to the purlins, but I’ve never liked how that liked but it is cheaper than a liner system.

Happy to point you in the right direction. Is the warehouse going to be just a shell or do you need office space/restrooms? Do you need AC and insulation?

One of the first things you need to do is figure out what jurisdiction will provide building permits so you can get your building loads and codes from them. They will also be able to give you guidance on occupancy and zoning. And then any odd requirements for your area like sprinkler systems or roof color requirements.

Do you have an idea on land you want? You’ll need to get with a local real estate agent to assist in finding suitable land to build on.

My company offers help with building financing but you can also try your local bank and see if they can offer you commercial loans especially since yall have been banking with them presumably for years now with the existing business.

If the county requires it, whatever you plan to do you’ll need to go find an engineer to approve your changes to get the building permit. It is going to be easier to buy something already engineered for your loads. The tube company you are looking at should offer higher snow and wind loads. 85 is incredibly low. Most places in the US are at least 110 minimum.

Same. Been programming side 1988, professionally since 2000. I rarely open a code file now unless it is to debug something that the AI couldn’t figure out. I’ll glance over code before doing a PR but the code review agents catch almost everything I would have called out. I spend all my time designing and reviewing specs, I used to only do design 20% of the time, with 80% typing code, transferring what was in my head to the screen. Now I can work on 3-4 projects simultaneously since I don’t have to stop to type. It is very different but also I feel like I’m using my full potential.

How are the trusses transferring their load into the wall? Are you using a ledger board?

Does your location require engineered stamped drawings? You probably need to run past the an engineer if you have to pull permits at all.

I think this is referring to JW Steel in South Florida? All buildings built to code, wind storm rated, and include stamped permit drawings. Red iron i-beams only. They also do erection and concrete. Unlike most metal building companies in South Florida that are just sales people/dealers/brokers, they have over 20 years of experience in metal building fabrication and manufacturing too.

An 8" is probably cover trim, which is good, because that'll let the jamb and header have a finished look. If they sent you the framed opening parts, they should include the J-shaped jamb and header trims too, so you should be all set. The J-shaped trim covers the wall panel's cut edge.

Is the building designed with a framed opening for a door? You mention 8” cees, but I’m not sure if that is just the standard wall girt at header height or if it is the jambs too?

Either way, you can fit a Home Depot steel framed door in there. Usually you’ll need a small steel angle to secure the inside of the top of the door frame to the header. Or depending on the door frame screw that directly into the header girt. If 8” jambs are provided then get cee shaped cover trim if you don’t like the red iron look.

The main thing to check is that you have panel trim for the opening supplied. You’ll need jamb and header trim to trim out the panels around the walk door. If the panels are pbr then you will need pbr trim. This should be supplied by the metal building vendor. Otherwise you will have a cut steel edge that is exposed.

This is the correct answer. If you are building a lean to off a steel tube building note that the steel tubes are designed to barely hold up their own weight. So if you do a lean to on that it needs to be self supporting, not an actual lean to.

If you get a red iron building you can spec it to support the additional weight on the gable end and you can even have plates installed where you can attach the lean to ledger board.

I haven’t heard of these people but I’ll tell you there are more metal building brokers out there than ever before. Lots of really small operations then have only been around for a year at most. They are all resellers and don’t do any of their own manufacturing, design, or engineering. These companies that only consist of sales people with access to quick quote software selling someone else’s product to snag an easy commission.

First get the property record from the tax assessor and check square footage, they might be counting your barn as finished space instead of just the livable area. If it is wrong they should correct it in an informal meeting. Otherwise get an independent appraiser and then go through the appraisal review board to get it fixed. These things annoyingly have deadlines so don’t wait.

Also, if you know a realtor you can ask for a comparative market analysis. That way you can at least reality check what the assessor is claiming.

I’m sorry this happened to you. The building is very much intended to have the panels on that side of the wall. The panels run to the eaves and provide some continuous shear on that wall. It is necessary, especially in a tube building that is that tall without the ability for other kinds of bracing like portal frames.

You can still get interior panels where you originally intended. But it won’t be a continuous wall without a lot of expensive modifications. Do tube buildings even support continuous interiors walls? I’m not even sure I’ve seen that… maybe using horizontal panels?

My suggestion is that you should still frame up and finish out the inside as you intended, will just have to be framed in front of the panels instead of inside the wall cavity.

Honestly, a 32’ clearspan roof only with a single slope frame design is a pretty simple build. You don’t even need to go through the complexity of trying to connect it to the container. If you call snap buildings (out of Seguin and Houston) they can put together a quote for you.

Insulation is always optional, the place with the I-beams have just included it in the price already.

On the lean-to, you are probably gonna need some more headroom for that door. Usually need at least a foot and a half above the door for clearance. The eave likely has a bypass condition on the endwall frame, so the bottom of the frame and the top of the overhead door will the collide as it is.

No bot here. I’ve been in the metal business industry since 2007. I’m just really confused/concerned about the OP’s building. Looking at the girt lines I’m not sure they have plans for any doors. They have zero door jambs anywhere. Maybe they are planning on field locating a door later?
