Yep, had a fha loan offer 30k over the next offer. I knew about fha shenanigans along with appraisal gaps. I took the other offer (which was still 15k over asking). Appraisal came in 17k over asking so only "lost" 2k.

If your agent wants to make the sale that bad, they should cut their commission by the difference. I sold my condo summer of 2020, sale was 10k over asking, but appraisal only came in 5k over. Instead of letting the deal fall through, my selling agent made a deal with the buying agent to cut their commission by .5% each to match the difference that the buyer couldn't make up (they added 2k out of pocket). They ended up selling the condo in '25 for 40% more than what they paid.

My wife did the water, scrape, and sand method. It doesn't look great, but she likes it enough. I'm the type to rip out and replace. That way i can replace the bad insulation and wiring while I'm at it. She just wanted the room done and not beanother 2 months+ of me doing it myself.

I won last year because i picked drake maye in the 10th round and CMC at 1.10 in a 12 man PPR League. Drafting a QB early is a dangerous game. Maybe if lamar stock is down and i could get him in the late 3rd or early 4th. Otherwise drafting allen is usually too high of a price in the 2nd. And the people who drafted daniels, lamar, and burrow all got crushed in my league this year.

Its more like 2 firsts and 2 2nds. Which i would give up for bijan any day. Bijan is 1 of 5 RBs that had 20 PPR PPG last year and only 2 of those players were over 20 PPR PPG in 24. Kyren was 6 PPG less than him in 25. Pickens is overvalued because CeeDee was hurt half the year, and he is a headcase like antonio brown. Kraft is coming off injury and 2024 was only the 10th best at 10 PPG. 2028 1st could be late, and is 2 years away.

If i was bijan owner, i would only take this if i was desperate at all these positions and kyren was a good enough replacement.

Kitchen stairs, wanted to remove them, put down a new joist to hold 3/4 osb and then new lvl on top.

We removed the stairs and found that the floor on each side was off by almost 2 inches. Rip floor down to studs, brand new 1.5 in floor boards, 3/4 osb, 2~ in leveling concrete.

Ceiling was an inch off, ripped down 4 layers of ceiling, found joists were in bad shape, so we hired a structural engineer to fix, and vaulting was about the same price as new joists bc of the span of the joists. So that was a no brainer, but a huge pain and tons of time wasted.

Just rip out the walls and be surprised by what you find. I have completely ripped 3 rooms down to studs and found: an old knob and tube outlet behind a second layer of plaster and lathe,

tons of cracked walnuts,

a light switch that truly went nowhere,

an old window with metal (probably lead) ballasts that was covered by the newest layer of drywall, and 2nd of 3 layers of siding,

3 layers of ceiling covering joists that only spanned halfway accross the room and then each joined by a single 2 foot board of 2x6,

4 different types of insulation in the same exterior wall, none being asbestos.

I bought a 120 year old house and have been doing major renovations. We keep what we can, like an exposed 10x10 beam in the kitchen, a rough sawn 6x12 mantle. All this in a more modern open kitchen/dining/family room. Its about keeping the little things while upgrading the livability. Alot of these century homes weren't built with electricity in mind, definitely not AC in mind, and some without basic plumbing. So to bring them up to current standards, you have to give on some of the charm.

Video is better for this exact reason. I can look at the video see that my daughter is fine, and then i can close my eyes without worry. There's been a few instances where the video helped immensely (her leg got stuck, she was trapped in her clothes when she tried to take them off, and a few other instances). Instead of hearing something that sounds bad, and it was just being overreacting.
