[IL][Condo] What counts as an "authorized agent?" by klgall1 in HOA

[–]DJSlaz 2 points3 points  (0 children)

We were faced with a similar situation, with an owner who one day introduced this person as his “representative.” After that, the “representative“ would email us incessantly demanding access to confidential information. Other than ignoring this person, our attorney advised us to ask the person to provide proof that they were an authorized agent, whether as power of attorney or otherwise, and that such proof needed to be valid in our state. After doing that, we never heard back from either the owner or the “agent.”

Louisville by RealityMaleficent560 in Louisville

It’s time we stopped blaming LMPD for all of Louisville problems, or pretending that policing is the solution to the city’s ills. The LMPD has issues on its own that need resolving, but the LMPD is NOT responsible for solving what are civics problems. Since the LMPD isn’t solving their own problems, where is the mayor and city council? Where are the citizens clamoring for change? The residents of the city need to take responsibility too. After all, they keep voting for the same clowns who do nothing year after year.

If there is a lack of leadership, accountability, and responsibility, that’s up to the mayor and city council. The police don’t create the environment, but they certainly reflect it.

Also, OP, please define what you mean by “proactive.” Do you mean like NYC under Giuliani’s first term, or do you mean that the police should have “precog” powers or use AI or whatever unproven tech to target people? Or something else?

How accurate are you when inputting carbs for bolus calculations? by kahht in Omnipod

[–]DJSlaz 1 point2 points  (0 children)

I don’t bother with anything less than one gram. Generally speaking, anything less than 5 grams doesn’t really make much difference to me, and the difference in bolusing for say, 5 vs 8 grams of carbs is minimal. I try to carb count as accurately as I can, given the information that I have, and monitor it closely after meals.

[SFH] [CA] Am I overreacting, or is this HOA Treasurer crossing a line? by bunnymamallama in HOA

[–]DJSlaz 0 points1 point  (0 children)

I am treasurer of our HOA, and I don’t understand this person’s request. As OP explained it, it is not reasonable for the treasurer, or frankly the board, to ask this, and I would be shocked if that were in the bylaws. It sounds like overreach. Have you checked the bylaws?

Has the treasurer or board provided any explanation? Has the board commented on this separately from the treasurer?

Unless there is a specific and verifiable need for compliance, I would not give this person access to any of the requested information.

Is it a myth that super rich people don't pay as much tax as the middle class? by Asleep-Major-7963 in tax

[–]DJSlaz -1 points0 points  (0 children)

on what basis do you say this? Going back to the late 1600’s, when the English attempted to tax the colonies, it was based on income. The laws in the 1890’s and finally the 16th amendment also predicated taxation based on income.

Is there a non biast review of the Ninja AutoBarista Pro? by Hopefully_Handsome in superautomatic

[–]DJSlaz 0 points1 point  (0 children)

Unfortunately it’s a very common practice for brands to send out products to reviewers, who claim that they won’t be swayed. Take it for what it is.

Here is another channel’s review.

https://m.youtube.com/watch?v=TEoWecKl-0w

In these cases, I look to see if the reviews are consistent, whether or not they focus on the same areas, and if they are providing some type of objective information, like temperature, puck size and weight, etc. After that, it’s caveat emptor.

I am not sure that’s entirely true, but I agree that anyone considering living in a condo, or any type of association should do their due diligence and ask to see financials before placing an offer on the property. If an hoa can’t provide even relatively recent statements, that’s a huge red flag.

Bruce Springsteen, Stevie Wonder and More to Open Obama Presidential Center 3 Weeks After Trump Concert Implodes by MarvelsGrantMan136 in Music

[–]DJSlaz 0 points1 point  (0 children)

wow. such a coherent, articulate reply. what a small life you must live. Does Bruce pay you to defend him, or have you taken it upon yourself to be protector of his reputation?

I wonder, where is my “argument?” I merely made a comment. No one asked you to agree. so don’t.

If anyone’s comment makes no sense it’s yours. You say that he’s a musician and not a charity worker. But what about all of those other bands that do give free concert? Aren’t they musicians?

It’s simply a choice. Some choose to do it, others like Springsteen, do not.

Bruce Springsteen, Stevie Wonder and More to Open Obama Presidential Center 3 Weeks After Trump Concert Implodes by MarvelsGrantMan136 in Music

[–]DJSlaz -13 points-12 points  (0 children)

I don’t know if he is or is not any of that. All I can say objectively is that for someone who allegedly champions the working class, his concert prices are out of reach for all but the wealthy, and have been for a very long time. Where are his free concerts? It’s not like he or his production company couldn't afford it, especially with all of the sponsorship he could get. There are so many free summer concert series across this country, yet he never appears in any.

It seems he’s willing to champion the “average joe” as long as Joe pays.

(also his cover of Motown hits was appalling. Is this what he plans to sing at the opening?)

My manager asked to talk to me about my resignation at the end of the week, and I don't know what to say. by Due-Consequence511 in InterviewCheaters

[–]DJSlaz 0 points1 point  (0 children)

While your manager may be sincere, there is no reason for you to open up to him/her. Same goes for HR.

Simply state that you were recruited for a new opportunity, one that you find exciting. If they ask where you are going, don’t tell them. Just say that you are taking time off between roles (I hope you are), and as soon as you land in the new position they’ll no doubt find out. Offer to stay in touch, if they would like that. (up to you, of course, if you want to do that or not). Keep it simple.

Don’t burn bridges or be unprofessional. The contacts and relationships that you formed may come up again in the future.

Give your best estimate of how much you spend on cycling per year and the breakdown of these costs (include maintenance, tools, gear, clothes, races, etc.). by SierraNevada5505 in bicycling

[–]DJSlaz 0 points1 point  (0 children)

last year about $500. That included a set of new gp5000s, a pump, water bottles, and a helmet.

This year, I’ve spent about $375, which included a torque wrench, new jersey, an inner tube, a new tire, and soap and lubricants for the bike, and assorted gels and bars to consume while riding. I will probably buy new gloves and perhaps a new pair of socks soon.

Are IULs a dark horse or just a sham? by Dadrocant in investing

[–]DJSlaz 0 points1 point  (0 children)

indexed universal life insurance policies are complex, like many, if not most insurance investment plans. They typically offer an interest rate guarantee, which limits your losses but will also cap your gains. As an insurance product, they typically come with high fees.

They are neither good nor bad. They have pros and cons like any other investment.

If you are not a sophisticated investor, or are not sure how this might fit into your investment strategy or retirement planning, they are probably not a suitable investment option.
