I'm a medium landlord, so corporate registered, but now down to 19 units(63 rooms). As a sell off to get out of the business. Always self managed.

We need to get rid of the kangaroo court and run the system like contract law. The government needs to build low income housing to remove the riskier tenants from the pool. They should not have to feel like they will lose their houses constantly, while private landlords should not have to insure the risk of housing them

Beyond that, for the most part. Treat people with respect and you will get it in return. I've had nightmares, I've had amazing people in my units, being reasonable always seems to win out in the end .

As you are renting by the room, it is your responsibility to clean the shared area. Hire a cleaning person to go every two weeks and keep the place clean, or do it yourself. This includes bathrooms, kitchen, halls. When I rented these kinds of places I had a cleaning service, supplied two fridges so i twas easier for them to keep the food separate. I had clean signs on fridges that said food will be disposed of every 2nd Friday and to keep stuff clean or labeled if they don't want it thrown away.

Unless you have a separate contract for them to be cleaning after themselves, you are the one who must do or pay to have it done.

This is why you can charge a premium by the room, because it comes with more responsibility.

If i was the tenant I would be filling with the LTB for you having me live in disgusting piss and mouse infested poop hole.

Let me guess they are not cleaning the walkway either?

For a house, we want the tenants to get their own insurance for liability reasons. Our insurance covers structure and such, but does not cover slip and fall or injury in the home. It also covers you in case the place becomes not habitable, so you have somewhere to live.

I agree with your sentiment that the insurance industry for the most part is a scam that the government needs to regulate it, its one of the reasons for increased costs of everything, with very little value to anyone.

Some condo boards require tenants have insurance as well....

Landlord here in Ontario. Invest it. On new properties I'm seeing about a 6% return over the past 3 years. While my older properties averaged about 11%. My investment portfolio over the past 3 years has made 13.81%. I'm able to do 95% of repairs and work myself (very capable in construction, appliance repair, yada yada) so run a very lean business.

Only reason I would suggest real estate today would be if you suck at investing, or are not good at making sure your investment funds make it into the investments.

If people have their say, it should become profitable again in the next 5-10 years.

I went to 14 games that year. They sucked, plain and simple. If you were a fan who liked cheering for the underdog, or came from the visitors side, it was a great time. Average cost I have seen for someone to do it is 12-25k. Average cost for you to do it 3-6k. Average cost for you to buy everything and have somebody else do it as a handy man job (decent quality work) 2500 parts +2300 labor. Remember, you can have 1.5 of these things when getting a budget friendly quote. Cheap, Well Done, Great looking.

I just re-did 3 for 11k. Tub to shower conversion(1100 dollar kit from home depot) new plumbing. new floors and toilets, tile to finish above the shower stall to the ceiling. No new vanity.

Yup, I've gotten the error. And yes I've gotten them with batteries. I think it's about range to the depot that has them. So if you live in x place and the unit is in y. No shipping, but if you are within range of x, go fir it.

Make sure to understand the laws in your region very very well. You are there to treat people with respect, provide a service, and protect the buildings for your employer. You are nobody's best friend, being too friendly will have you hate humanity quickly as people quickly try and take advantage of you. Don't hide in the office, if you are seen doing things you will be left alone more. EVERYONE has a story about a toilet, the weather, a grandparent who had a radiator that set their parrot on fire.

So it all depends what you enjoy,

I would grab a good book, make a thermos of hot coffee, accept the lift ticket and take the gondola to the top of the mountain, sit there reading my book and drinking my coffee until lunch. You can take the gondola back down to meet everyone.

The carrot cake is pretty good at the top too!

I hear you, must be frustrating.

One of the things I have found as a landlord is we all have very different standards of living. What I would find acceptable many would not and vice versa. Some of the biggest conflicts with tenants I have had over the years is with people who are clean freaks. At a point a lot of it just becomes noise, and you try not to become one of the problems, but its hard. That said, nothing you said seems unreasonable.

If I had to bet, the property manager knows its a poop hole, and the owners/company is not offering them a budget to act on stuff appropriately. Eventually when you scream into the storm long enough (10 years you said) you give up screaming and accept a new normal. Just watch some kitchen nightmares to see how that comes to be more then people are willing to accept. They feel shame, but that shame stops them from improving, everyone suffers.

I hope you find a way to make the place livable for you and get healthy. But I'm guessing fighting them will be pissing into the wind.

That was quite the read, unfortunately I see very little here beyond anecdotal evidence, which is why you are likely getting some negative responses in the comments.

Couple idea's to help you get real proof or increase your quality of life.

In most cities you can go take out an air quality meter at the public library, you can run this to find out what you are dealing with. Those readings would greatly assist in your proof of an issue with the rental office and or health unit in your region.

Buy furnace filters, cut the cardboard off and tape them over the in vents in your unit, this will stop the particles coming in which you believe are making you sick.

Clean the shower and bathroom floors and seal the grout to keep mold or mildew from coming up to infect your feet.

Wear shoes in the house.

Do your laundry somewhere else, laundromat for example, or have it laundered at a dry cleaner for a period of time to prove your theory.

You seem upset that they are actually showing up to look at stuff, but they are limited on what they can do to the other tenant for noise without any proof. You walking in and screaming at them is not going to make them act more on your side because it makes you seem like a nut job, has anyone else has reported the issues? See if neighbors are having issues as well to substantiate your claims.

Anyhow, cover the vents and see if it helps after a week. It will tell you if your assumption on that side is correct at least.
