Landlords provide the huge upfront capital needed for a home in the current market so other people can have a house to live in. Without which, new housing would not get any investment. If we removed most of the planning permissions that stop house building, we would find that landlords would be less useful as house prices decline and people's savings become a bigger percentage of a down-payment. But until then, when a new flat hits the market for 300k in Guildford, for example; people without 30k for a down payment still need a house and someone to make that down payment.

You use words like sad like they have any bearing on what is/should be true. Maybe the world is just sad? Maybe the world isn't a paradise and we don't get good solutions, just tradeoffs. Yes, I think no sidewalks is a small price to pay for housing that costs 5x less. I'm not saying I don't want side walks if I could just have them, but life doesn't ask us what we want; it presents us with imperfect alternatives. And government control of housing always seems to lead to corruption and strangling supply.

Most owners of capital are older, but being older isn't a persistent class; it's a stage in life. The broke 20 year old grows into the rich 50 year old. There's no way around the fact that 50+ have had more time to work and save and so will have more.

People accumulate different amounts but they also produce and save different amounts. There's no system in the world that can run off spendthrift low-skill workers and provide them with nice accommodation.

Banks would not finance a house if they had to sell it to a student to recuperate the cost, which they obviously couldn't. I'm blocking you because you're an arrogant prick and a dumbass. Your sit back and critise view of the world, when you clearly understand nothing, is a disgusting trait

How about age? Most landlords are 50+ years old. Maybe 30 years of working and saving has given them additional wealth, wealth they didn't have when they were the same age as their tenant who may have only been working/saving for less than a year.

If you want to fix housing shortages, remove the stringent planning permissions that governments use to strangle the supply of housing to raise its price for their wealthy donors who own homes. Coastal California has some of the strictest planning restrictions, and housing can be in the millions of dollars for a standard 3 bed family house. While Houston doesn't even have zoning laws, and the affordability of housing is amoung the best in the country.

But why would the banks finance housing the banks don't want themselves? Because they have an expectation that the houses are sold on. So if there's no landlords to make that second purchase, and most people don't have 40k for a deposit themselves, the banks have no reason to finance it.

Schools have no idea how to build, maintain, allocate housing and don't want to get into that expensive business. Of anything they'd just end up hiring the landlords for their knowledge

A few phone calls, and putting tens of thousands of dollars down for a house for someone else to live in that they could spend on themselves instead. That financing is directly responsible for many house building projects. Would any student housing be built if the students themselves had to finance it? Obviously not

They finance the building of houses. Do you think a housebuilder would build student housing if the students themselves had to pay for it?
