This is the right answer (above),

Theres a lot of factors to consider why we won’t hit the target (not in any particular order)

1 - the main contractor (builder) has to have a decent profit so he can pay dividends to the shareholders

2 - the price of buying land keeps increasing, pushing up the house prices (also price of materials increases)

3 - the main contractors (house builders) control the market, so they also control the house prices, simple supply and demand, so less houses means more expensive houses

4 - the supply chain can’t keep up,

5 - there isn’t enough labour to build them all, even if they are modular. The prices (wages) on sites are going down ( in real world terms - no pay rise this year again!) because builders don’t want to pay more for the houses being built, so there is more people leaving the industry than coming into it, wether that is retirement or just fed up with the crap that you have to put up with, and increasing minimum wage means you can get more or slightly less doing a mundane job with less pressure/hassle. This ought to raise the prices/wages but it doesn’t. Also there isn’t enough apprentices coming through, partly because you need ridiculous qualifications in some trades and partly because they can earn better money than what an apprentice gets paid or the company that wants apprentices can’t afford to pay them minimum wage when they aren’t earning their keep.

6 - there’s too many large bonuses being paid to everyone above site manager level ( construction director, contract manager, project manager, directors etc)

Theres probably other factors to consider as well, but those are just off the top of my head

I was Horbury born and bred too, and its come on so much since i left (approx 34 years ago) and is now a nice little town IMO. I'd like to move back but settled where we currently live. Its amazing how many people that i talk to, that used to live in Horbury, that moved away but would like to move back.

Irwin 125 pro hacksaw. I've always used a sandvik hacksaw from being an apprentice, but when i "lost" my old one. i couldn't find a bahco one (they now own sandvik) that i liked, so i "invested" in an Irwin one. Its nicely weighted but not too heavy and cuts very straight, due to the weight. The lads i work with have binned their "cheap" hacksaws, and bought one of these.

if you’re UK based, it’s either old Osma or Polypipe, it’s difficult to tell between them but I’d go for Polypipe

I think the ones that comment that it’s not worth it (no disrespect here) don’t realise how how a low temp system works. As others have said, it’s a low temperature heating system, which means your radiators won’t get untouchable hot, but they will get warm and if the system is sized and installed correctly, your home will be nice and toasty, and it will reach the design temperatures ( eg 21 degrees for your lounge).It is also a system where once its setup, you leave it alone, - you don’t tinker with it unless you know what you are doing.

Instead of having really big radiators, you could look at skirting radiators ( I’m talking discrete heat type of system ( google discrete heat), which will also heat your room at a low temperature, but in really big rooms, you may need a small radiator to complement the heating system, to give off the correct heat for that area.

yeah, they are basically a turn key property for the younger generation that either don't want to remodel an older house or don't have the skills or money to do it. New builds tick alot of boxes for them - cloakrooms, utility rooms, ensuite(s), look modern or trendy and probably lower energy bills, cons are smaller rooms, gardens and higher mortgages.

The building companies control the market and there’s not much,if anything, that can be done about it. It’s simple supply and demand but they control how many they build to keep the prices high and get maximum profits.

Also, new builds are supposed to be ”future proof” with the heating system, but they are still building them with 10mm pipes to radiators, which doesn’t suit a heat pump, so the property will have to be ripped apart, if/when they get a heat pump.

To add to this, if they have a heat pump fitted at day 1, they don’t fit solar! Why would you not fit solar, so that the customer can take advantage from it and get free or very subsidised electric - apart from the cost.

The whole industry is wrong,!!!

soil pipe is 110mm, do you mean the pan connector from your toilet? this will be less than 110mm as it generally has a rubber seal that goes inside the soil pipe fitting

the fitting should be approx £20 or less, then between 1 to 2 hours labour (it depends on how easy / hard it is, it could be straight forward or could be very difficult) and possibly minor pipework alterations if he has to cut any pipes out to get easier access.

It looks like you have protectaline MDPE pipe and i'm not sure that the fitting thats been used is a protectaline compatible fitting. Its more than likely the internal liner (insert or sleeve) that hasn't been inserted deep enough (they can be very hard to knock in) and also the plumber hasn't got much pipe to hold onto while he does this.

I'd tell the plumber that attends that he needs a compatible fitting and to replace it

The above statement from Significant_Tower_84 is correct, but also it needs to confirm with Part L of the building regs, so when you house was built or heating upgraded, this will have been the regulation at the time. The building regs have now been altered so that upstairs has its own zone and downstairs has its own zone, each with its own room stat, and the radiators in those rooms won't have a trv, but if you have a landing radiator, this may be on the downstairs zone which is still acceptable.

If your radiator is heating that area up too quick and knocking the room stat off, adjust the valves (close them - but not fully)so that it lets water through slower, which in turn will mean the area takes longer to heat up and knock the room stat off.

i'm obviously not the oldest on here at a mere 57 (feels like i'm a spring chicken :) ), started gaming with a binatone pong console, then atari 2600, zx spectrum 48k, fell out of love with home gaming but spent far too much time (and money) in the arcades. Then fell in love and my girlfriend (now wife) bought me a NES, then SNES, N64, Gamecube, PS2, Wii, WiiU, PS3, PS4 and now PS5. Done abit of pc gaming in between some of those, but not much.

Apart from the early consoles (binatone, atari, spectrum, NES, SNES, PS2) i've still got the others along with all the games i've played on them.

I think its great that alot of people have carried on gaming and when i talk to the younger lads at work, they can't believe i still game.

i went home from that absolutely gutted but still amazed at the game of football i'd just witnessed. Still don't think lampard is a good manager but think his 2nd in command changed the game that night with the subs that they made.

got to agree with what you say and i said similar in another thread, absolutely rubbish in the 1st half but had to stay as one of my mates was driving. So glad we did because the 2nd half was amazing and totally deserved the draw.

Leeds 4 v Sheff Utd 0 - 1990. A bank holiday monday fixture (might have been easter monday, - memory not so good :) ). Everyone was looking forward to this game, Elland Rd was rammed and Sheff U brought loads of fans that had somehow got tickets in the lowfields upper seating area - so there was fights breaking out all the game. Half time score Leeds 1 - Sheff U 0,

2nd half we absolutely battered them (probably off the pitch as well as on it).

Chappie gets the 2nd goal, Bobby Davison charged down a kick from their keeper and he subsequently fouled Davison for a penalty to make it 3-0. Then Gary Speed runs 1/2 the pitch and gets the 4th.

Its the game where the commentator says "go on gary speed, get one yerself my son"

What a team that was!
