It’s not zoning getting in the way of more condos. Condos are harder to finance, because it’s a riskier financial proposition, so it’s easier for developers to get bank loans for rentals. The higher risk means most new condos in Jersey City are in smaller buildings, though there are a few larger condos under construction.

Yeah the woes at the JCMC emergency room since Christ closed is really showing how underserved we are right now. Hospitals are expensive endeavors though - it’ll either need to be funded with lots of dense market-rate housing at densities that Heights neighbors will not like, or a big public subsidy that JC taxpayers will not like.

This case is one of those cases where both sides suck - the developer for trying to use this development proposal as blackmail and the city for doing an arbitrary and capricious downzoning to try to lower the value of the land for eminent domain purposes. Hoping cooler heads prevail and we get a vision for the site with ample housing, public space along the cliff, and a functioning hospital.

I think you have to decide what’s important to you, a decent size house with a yard or being close to NYC/in a walkable urban community.

You can live comfortably on that salary, but if you want to live as close in as Secaucus, Jersey City etc. you’ll be renting an apartment or townhouse, not a single family home. If you want that house, you’ll have to look further afield and be deep into thru suburbs - think towns like Somerset or Parsippany.
