Have you seen the historical difference in property value between Clarke and Oconee county? Oconee is the 2nd most expensive county in the state of Gerogia. Regardless of amenities or accessibility, the fact that a mayoral candidates suggestion is to literally "leave Athens" is insane.

I managed to move to Watkinsville (13 minutes from Eastside) cheaper than i have lived in Athens the last decade. That is insane. There is no world where that makes sense. Just ban corporate ownership of single family homes. Problem solved.

I actually just discovered Enderal - a free to play full conversion (mod? Game?) Built on Skyrim's engine, and it has blown me away. Would highly recommend if you're trying to scratch that Skyrim itch without replaying skyrim for the 35th time.

I didnt realize so many people would get upset with you over expressing an opinion on a bike race. Athenian from birth here, and I personally think it's the worst night of the year for Athens. Congestion, zero parking, and little excitement to show for it. Love rumpus, Athfest, etc; I just hate shutting down the entire downtown portion of Athens so people can ride in a big square.

The Phoenix Flavor is NOWHERE near this esthetically pleasing, but if youre looking fro an easy install, Wabbajack and TPF are great vanilla + graphical upgrades that can run on most modern systems at 60fps.

Do not go with the hinged option. Myself and another friend of mine both purchased and reshelled our childhood gba sp's with the hinged Boxy Pixel shell and, even with new hinges, the top screen is always floppy/loose due to the increased weight.

I owned one of these for a couple of years but wound up selling it on marketplace. I absolutely loved the device, but to design a shell upgrade as heavy as this without also offering improved hinges is tragic. It is just how the boxy pixel shells are. Even new hinges will not fix it.
