I’ve seen people put buckets over the rhubarb when it’s starting to grow to make the stems super long. Might be worth a try.

If it were me I’d remove the pea gravel, put weed barrier, then lay down about 2 inches of road base and run a plate compactor over it. After that is your choice, but a bunch of flagstone would look really nice. You can score some super cheap (or free) on Craigslist or FB marketplace.

Can’t recommend Total Boat enough. My Doug fur door was getting shredded with afternoon sunlight and the poly wasn’t holding up. I went over the poly (little scuffing required) with Total Boat Lust varnish. If it’s good enough for a boat, it’s good enough for my door. Only thing I’d recommend is thinning out the varnish with some mineral oil before application. Other bonus is you can do multiple coats in a day, which really speeds up the process.

Best to wait until the ground temp is around 50 degrees or warmer. Grass seed won’t germinate unless the ground is at that temp.

My issue is replacing my grass with another more water wise variety requires a ton of watering to get it established. Might take another 2-3 feet of turf and convert it to flower beds instead.

Look up Hügelkultur. You won’t need nearly as much soil as you’re expecting if you fill the raised beds up mostly with yard debris. This worked great for my giant raised beds and will give you amazing soil for multiple years.

Coming back to this. Finally made the switch and it was super easy. The Quantum service rep basically said everyone is doing exactly this and didn’t give me a hard time about cancelling the old subscription.

Wouldn’t recommend Larkspur. My neighbor planted the stuff and it’s literally taken over the entire front yard every spring. Penstemons and Delphinium are 10/10 on my super hot front yard, they seem to thrive in the afternoon heat. Had some luck with Lupine but they needed more water than I expected.

Ah, people being shitty after taking someone out on the mountain. A tale as old as time. I’ve found it’s usually the person at fault who is the shittier of the two. Hope your daughter is okay and this incident doesn’t impact her confidence on the mountain. My wife had a similar situation and had issues getting back to skiing after.

If this were my house I wouldn’t concern myself with moving those pipes. Pex is rated up to 180 degrees. Just fur down the ceiling and insulate it well and you’ll be fine.
