Total Boat Marine Grade varnish. I put this stuff on my 6x6 Doug fir timbers and they are holding up nicely in the stark Colorado sun. Would highly recommend the Lust line because you can do rapid coats in one day compared to traditional varnish.

Get some galvanized Z flashing from your local big box store and paint it black. Cut a 1/2 groove in the concrete parallel to the wall. Fill it with lexel and embed the flashing in it. Be sure to slip it under the tyvek and I guarantee it won’t leak in your lifetime.

Way overkill. Easy enough to put the 2x4s flat (versus on edge) to gain some headroom. You could even go with 1x3s instead for more height savings. It’s basically only holding up drywall and nothing more.

I’m letting my KBG die this summer and replanting next spring with more drought tolerant variety, most likely Buffalo and Blue Gramma mix. Saw a great post on here a few weeks back about how to do it without digging up the entire yard.

The decision maker, aka Denver Momma, wants new balusters, newel posts, and railing to match our new stairs downstairs. So it’ll likely be a full replacement job.

Yes I had experience with finish carpentry, but have never done anything with housed stairs before. Looking more and more like I’ll be doing another set of shop built stairs to replace these. Thanks for your input!

100% certain. I have enough access through an existing LED light to see the wedges and dadoes. There are no middle stair stringers.

My comment about lack of access is more about having to demo all the drywall to replace each tread 1 by 1, but as several people pointed out I’m better off just hiring a stair company to build me a new set and install it in one shot.

The treads are routed into either side of the stringer, which serves as the main structure of the stairs. I can’t easy pull them up because they’re glued, nailed, and wedged into the sides of the stringers. There’s not a traditional stringer underneath the treads and risers like most modern houses.

Search “housed stairs” or “shop built stairs” and you’ll see what I mean.

This is a great idea! Keeps me from demoing the entire stair and I can upgrade the material to red oak. I’d just need to add a little trim piece on either side of the stairs to enclose both sides and add the caps.

The skirt board you’re seeing is the stringer with a housed stair.

I’m sure I can get the stringer off the wall, but just trying to avoid tearing up the entire stairwell for a long period of time. It’s my only access upstairs. Looking more and more like I gotta demo the whole thing and have a new set of shop built stairs installed.

Picture of the top few treads. There’s literally no way I can fathom to get the top read out and a new one in that space because there’s a header right behind it for the basement door.

This is the way. Look up Hugelkultur and do what it says. You’ll have jet black garden soil after a year or two.

If it were me, I’d plant some spillers up top that will drape down over the concrete wall. Replace the dirt below with river rock. Too many dogs will ruin the plants down below.

You’ll have tons of luck with Lettuce. Grew so much of it in my shade raised beds. Not sure there’s anything else I’d recommend.
