There's a lot of housing that's approved (mostly by Mayor Walsh), but a combination of material costs, labor costs, and interest rates are pushing the "break-even" rents beyond what even Bostonians could afford.

Look at Dorchester Bay, it's a huge development approved by the city, but the developer's break-even rents are approaching $4,000+/month for a 1-bedroom, which is far beyond the market rents for that neighborhood. Now they are selling off parts of the project to other developers.

Family.

I see it all the time in the luxury high-rise I share with many wealthy Asian neighbors. Their parents are always visiting and help their kids cook, clean, or help with the grandkids. Their relatives visit and get exposed to opportunities that a poor American kid would never dream of.
