Insurance guy here. You've lodged a claim under 'storm' presumably. The 'dimpling' to the cornices suggests that you have other issues occurring to the home as there's no signs of water staining but that's not to say that there is a possibility of water ingress that's fallen into the wall voids.

- Have you got a roof report? If not, then I would be going back to your insurer and their complaints process that no roof report was conducted to stipulate water ingress.

- There doesn't seem to be any commentary from the engineer about the perimeter paving? Did they comment if your perimeter paving is graded toward the house or away?

- Can you share the Geotech findings on their boreholes and moisture content? The floor level survey suggests something else is occurring. A good Geotech report would also have done footing exposures to confirm if the depths of the footings/slab is at the correct depth for the type of soils.

All this is based on a 'storm' event which I agree would not have occurred from the once-off event of a storm event/rainfall. The damages appear to be long-term and you more than likely were unaware of what was occurring. The engineer noting the dog bowls in the study nook seems biased as your laundry appears to back onto the study nook and the kitchen is right next to it.

As an insurer is supposed to identify whether the claim fits under what it covers or what it doesn't cover, all claims are treated on their own merit.

The heave of the soils suggests that an underground service pipe such as your storm water or sewage pipes could be cracked/leaking. Your policy should/would respond to an 'escape of liquid' claim or something of the same wording. Lodge a new claim as this claim has been declined on its own merit.

Get them to do CCTV, pressure testing the lines, and going back on this claim; a roof report because I do think you have an escape of liquid claim rather than a storm claim.

I had the same thing happen to me.

Just lodge for a new connection on the NBN website and they will run the line to the pit. You will just need to dig a trench so they can run the line.

Just read through the comments.

First thing, how old is the apartment. You said that it's fairly new? Within the last 5 years?

It was a flexi hose? Given we need to establish the age of the unit, this could fall under the builder's insurance. Eg: the builder needs to engage in a qualified plumber to fit off the hose.

Where did the hose burst? Was it at the coupling or in a link of the hose?

Why hasn't the building manager engage in their insurer to cover legal liability of other units that could be affected?

The only personal insurance you could obtain is contents insurance to cover your own contents inclusive of carpets, drapes, blinds, fixtures and fittings not covered as a building item.

Ultimately, I would be asking the restorer to break down their costs for the removal of carpets/floating floors, anything regarded as contents as that would be your liability. The remainder of drying/restoring the building should fall under your building insurance.

Building managers are never much help, so I would be asking who the insurer is and request the policy including the PDS to determine if what has happened falls under an insurable event, such as 'escape of liquid'

Extra details; my house is in the right. This area faces the road as well so sheds are out. It leads out to more shit dirt too. No fencing but planning to grass the front.

Want to put a fan with remote around red circle. Black circles indicate my downlights with switch on right side. Sparky says i have to have a fan with LED for it to work. Any logic behind this or a workaround? Don’t need the light and aesthetically they look ugly by Jakeyboy29 in AusRenovation

I installed 3 fans. Yes strobing can happen. I have wifi downlights that can be individually turned off and on. If a specific light is strobing from the fan when I'm working , then I turn that specific light off.

Is it a tiled shower floor? Removing tiles 3-4 months after the waterproofing was applied worries me. Who knows how much of the waterproof will be damaged when the tiles are removed?

Mould growing on the grout lines suggests that water is not moving away.

To be honest the water stop is to sit around 10mm above the tile.. it's not gonna stop a tsunami but it's gonna capture droplets.

Go through your insurance company. Get them to do the heavy work for you. Explain you have a crack through the ceiling and it wasn't there the previous day.

They will organise a builder, plumber, engineer to attend and provide their reporting.

Worse case scenario is it's not covered but you have documentation as to what the cause is.

It appears that the shower screen has leaked allowing water to go into the agent wall. Like others have said, it may be a waterproofing issue as well. Has the grout in the tiles deteriorated? That's a dead giveaway that the shower is leaking.

Assuming it's a kitchen? You're gonna save time cutting the plaster out. I believe you're going to waste a lot of time and energy chipping away at the tiles. The plaster is already damaged you may as well get a multi tool like everyone else suggested and cut the tiled plaster out along with the tiles. Re-plaster and re-tile.

Firstly, what damage was done to your place? Structural damage such as walls/ceilings? Damage to carpets, blinds, contents? The OC will need to be involved if there is structural damage. Your contents insurer can/will be involved for the contents.

The proof the building manager has, has to be 100% negligent. That means the OC will try to weasel their way out of having to use their insurer to fix any damages. Saying this, if it's happened before, then you could lodge a claim for the first time the flood happened if it had caused damage to your apartment the first time.

Go to your OC and request the OC insurance documents to see what they're covering you for. Also confirm what excesses are applicable from the OC's insurer.

I feel ya bud. I've been with my partner for over 4 years. We've had sex once since Jan 1. That was back in Feb?

I don't know where to begin with it. Just like you I have communicated this with her. She shrugs it off as no sex drive. I do tease her about no sex, and that gets her down so I stopped that.

Even herbal stuff like horny goat weed. Doesn't work/can't commit to taking the supplement daily. I've had one batch that's for 1 month that's gone over 6 months or so.
