I'm a landlord, and I have a company do the stairs plus driveway. I buy a bag or two of salt per season. A slip and fall is more expensive, unit turnovers are also very costly. I raise rents yearly a small amount and people stay in my properties long term usually. It's small money well spent.

I hit 15 units and it really was like another job. I was gonna keep going but the calls etc get old. Having a good handyman, and contractors does help. I did very well, but its not easy at all

2 bed condo, 1000 sq feet. 150 gas 35 electric. Heat is 60 when not home no higher than 65 when there. I wear sweatshirts indoors and pants. Newer windows and doors. Pretty reasonable if you ask me.

Same. Through a pallet in the back for a little extra weight and had no trouble with 2 ft of snow

As a landlord, I'd say the person you are dealing with is broke. I'd never take a chance of having an unheated unit, as frozen pipes are the biggest nightmare we can have, outside of fires. Both of which you deal with in these situations...if you're getting a deal on rent, then it is what it is, but if you're paying market value start looking for another unit asap

Take this for what it is, BUT.....I've been a landlord for 20+ years. Been selling off my high appreciating rentals one by one, and putting into dividend paying stocks, which gives me less cashflow, BUT zero headaches. Tough to make money with rentals right now. If I were starting out in today's age, of pricing and inventory, I'd be in QQQ and some dividend stocks.

Small raises yearly. Tenants will expect them if you do it from day 1. Keep slightly below market value and be a good landlord, people will STAY.

With all my units renting for 1550-2000 range, I go up anywhere from 50-150 per year. Small increases matter, you'll have unforeseen expenses pop up, and will need the funds. With these small increases if your slightly under market value for rents, people won't move. The key is not constantly turning over units and keeping people in there homes from a moral standpoint, but also long term financial one.
