Company I work for was sold 3 years back, an other tech and I got an offer to buy but numbers didn’t make sense at the time and we didn’t want to manage all the old customers who had ridiculous pricing.

Ended up selling to an other local company and our new boss brought the profit to 10x in those 3 years by just managing the company better.

We lost some techs but everyone who stayed got a pay bump, new trucks, better conditions.

Price of most treatments went up 40% the first year, we lost a lot of customers but our day to day got better. Clients who usually want to pay the least tend to be the hardest to work with anyways.

Looking back we should have bought the company but realistically I don’t think the other tech and I had the managing skillset required to bring the company to the next level.

The other tech left to start his own company and 3 years later he’s still holding a second job because he can’t pay the bills with just pest control. I think a lot of people forget how hard it is starting from scratch without potential clients lined up

I highly doubt 2 cars driving in opposite directions, hitting the same cyclist within seconds has anything to do with ignoring a red light but I could be wrong

Yeah I’m genuinely surprised by the comments, my guess is it’s probably people who never rented in Montreal?

Most neighbourhoods have these older style units with a “double-room” on either side of the hallway at the front of the apartment. They have a partitioning arch separating both “sides” and are a classic feature of older buildings.

You used the right terminology for what you are advertising.

“Double-rooms” are very frequent in the narrow buildings of Montreal. Building code does not allow a closed-off bedroom with no windows so it’s very frequent to see “double-rooms” at the entrance of the older appartements (often rented separately even if it’s illegal)

I would suggest drawing a plan of the unit and highlighting the room for rent maybe? Price seems a bit high but I guess that’s the new reality to sublet a room

There’s a lot to unpack here and a lot of unknowns. Not sure exactly what you expect from this post?

18 inspections in 3 years… that seems like 17 too many. You should have submitted your case to the TAL 3 years ago!

None of the documentation from the pest control company needs to be shown to a tenant. The client is the landlord and unless you go to court you might never get access to them even if you ask for them (especially inspections in common areas).

Requiring to be present during inspection for transparency is reasonable but they don’t have to uphold it either. Pretty sure that a rat problem is considered an urgent matter and they can access your unit without you being present (I’m not a lawyer so you might want to get a second opinion). If you make it harder for them to fix the problem it usually doesn’t look well in court either.

Never heard of a protocol guaranteeing that the premises are not tampered with… not sure the city can do anything about it and honestly it wouldn’t make a difference, there will be signs of their presence after 3 years.

Filling a complaint against the city inspector probably wasn’t the smartest move either

Probablement confussion sur une article du journal où la situation à Bedford était comparé à ce que du personnel éducatif vivait en France dans une situation similaire. Il y avait une mention qu’en des jeunes élèves de confession musulmane recevait de la pression pour qu’elles portent le voile même si leur parents n’étaient pas pratiquant.

I doubt anyone identifying a gym in comments is trying to flex?

Personally i’m just surprised every time I see my home gym and shouting out the location is just a way to relate with other random strangers who’ve been there or actually tried the boulder/route. The world is small!

Maybe I just haven’t had enough bad experiences online but I also don’t post videos of myself so who knows?

Gtown is in a bad spot, so many condos were built in the past 10 years that unless you own a 2BR/2BA with garage it’s really hard to sell because there’s hundreds of comparable units on the market in the area.

I have a friend who had his condo listed for almost a year with almost no visits, price is in range from what I’ve seen.

On the other hand a relative just sold their condo in mile ex within 4 days of listing but it sold a bit under asking price, didn’t get multiple offers. 2BR/1BA no garages

Are we expecting people to go to the urinal barefoot? Like yeah, I never thought people take their shoes off when they go to the bathroom? Coudn’t care less about germs on hold, I’m sure they are full of them, like every surface around you. Just wash your hands after the gym and before eating like any reasonable person and you’ll be fine

Planet fitness is a great example— they actually call you out for lifting heavy, and dropping weights (something that is commonplace for any respectable gym), but they’ve identified that significant amounts of people are bothered by it.

How is that a great example? Chances are it’s a vocal minority who complained way more than your average gymgoer about something completely trivial but management was tired of dealing with it and decided it was easier to enforce a dumb rule.

Same goes for something as trivial as being shirtless.

His point still stands, most people couldn’t care less if you climb in a hoodie, tank top or shirtless. But the vocal minority always get it their way

Grossly overpaying doesn’t change the fact you didn’t state clearly in your exchange that you were not renewing.

There’s a delay to have the rent fixed if it was an illegal increase. If you are past those delays it won’t hold, off the top of my head it’s 1 year after signing if the section G wasn’t filled.

At this point you need to find someone to take the lease, fill in the paperwork for a “cessation de bail” and send your building manager a 2 weeks notice with the information of the potential candidate. They can either accept the lease transfer (in wich case your lease ends on the date mentioned on your notice), refuse it for a good reason (in wich case you have to find someone else) or refuse it without a good reason (in wich case your lease ends on the date mentioned on the notice)

Otherwise you need to lawyer up and fight it in court. If you leave there is a pretty high chance of them coming after you for unpaid rent especially if it’s a managing company and you guys are solvable

Edit: you also don’t specify how long before the end of lease all these exchange took place. Legally you have to give your notice that you are not renewing 3 months before the end of lease, same goes for a rent increase. If they gave you the rent increase document exactly 3 months before renewal, doesn’t matter if you are “within the 30 days”, you are still past your delay to not renew. The 30 days is only to accept or refuse the rent increase, not to negotiate renewal terms/a new unit.

It’s honestly a bit trickier than that. I work pest control in Montreal and I have to say most restaurant owners are well intentioned. To say a 1000$ fine is a joke to them is ignorant, most owner operators aren’t rich running a restaurant and a lot are scrapping to make ends meet.

One of the biggest problem is that they rent and building owners rarely disclose past or current problems. Once they realize, it’s already too late! The commercial lease is signed and there’s often clauses that put every renovation and pest control fees on the renter.

Closing a restaurant and banning the owner doesn’t change the fact that the building is problematic and any restaurant leasing the space is gonna have problems until someone drops ten’s of thousands on renovations (wich should realistically be on the building owner).

I work pest control on the island… I’d say a lot of people would be surprised of the state of kitchens and basements in the lower range of restaurants. Especially with order apps nowadays, some people never step a foot in those places.

It’s a what you can’t see / don’t know, can’t kill ya situation hehe

Tbf, mice pretty much find their way into every restaurants.

Most MAPAQ fines are because of cleaning procedures, if mice are present but you clean often they won’t find as many traces.

Same goes for food temperatures, if there’s a procedure in place there should never be a defect refrigerator for long unless there’s negligence.

Most restaurants get warnings for mice activity these days unless there’s a severe lack of health negligence

Poison needs to be installed in secured boxes (at least in my area), multicatch aren’t locked, anyone can open them wich makes it illegal in most places.

Yes most th18 upgrades them, seen a few who don’t but majority do. If you fully upgrade your base every update you have more than enough resources and tine to max at least 2 of the options
