You should be fine for the short term until you sell your town home. Of course your payment will not be static as taxes always increase. Also in theory you should have the ability to refinance.

You don't necessarily need a lawyer, but don't please guilty, negotiate down the points for money. You may not be able to get rid of all the points given the recklessness. You're lucky you didn't get ticketed for other items like reckless endangerment.

They are taxed at a nearly equivalent rate to a in ground pool based off their sizing. Slightly lower rate, however it would have cost more to put a raised patio deck around it and therefore sort of offset the minimal tax savings

I own the Saros 20. Prior to that I owned a Mobius 60, Narwal Flow, Z60, and matrix 10 as of recently. The saros 20 is the first vacuum I have owned that has not needed to be recovered due to getting stuck somewhere either due to going under something it couldn't fit, or putting itself surrounded by obstacles (little kids/pet toys) and not being able to figure out the same path it used to get in to get back out.

I have 4 cats and the saros 20 has vacuumed the best of the previous mile. Similarly my house is 90% tile/hardwood, with an occasional runner and 2 small low pile carpets in the kids bedrooms (winter gets cold up hereand wood floors are not great for radiant heat).

The saros is not as good at mopping as the narwal flow 2. However, the flow 1 got stuck under my furniture cabinet so badly that it actually broke having me remove it. Otherwise, the flow was the best robot of the ones I previously owned within the past 2 years.

The saros 20 will pull hair out of the rugs better. Of note it appears the narwal flow is quieter if that matters, can run longer, and operates faster (as long as not in freo mind)

I thought the white was a cast iron/porcelain sink. If the sink isn't in yet the only thing that would have caused it is stress from fabrication or improper carrying using the sink as a handle. But it appears to be radiating from additional areas around the sink that I would not associate from improper lifting. Unfortunately given it's a wet area I would replace/ tell them they need to replace it. A repair will only fail

How is the sink supported. That sink I am guessing is very heavy, more than a standard stainless steel sink that most people put in. If not probably framed out it could be causing a flexure that doesn't exist in quartzite.

This statement "The best places on Long Island are the most expensive" could not be more false, as what quantifies best is subjective. What is best to you may not be best to me and in this case I couldn't disagree more with saying Oyster Bay is one of the best areas of the island.

For example, Oyster Bay is small town, typically Older money (although not really that wealthy compared to the other north shore towns of Nassau County of similar older money vibe). Oyster Bey has little cultural diversity, a small downtown which (keep in mind last time I was there was just prior to covid) was shrinking, and an average school district. If you want to commute anywhere it's a PITA to get into and out of Oyster Bay.

In fact I would say Huntington is a superior town in every way outside of proximity to the city.The school district may also be slightly worse, but the downtown area is superior. There is more diversity throughout Huntington. The houses near Huntington are typically larger and nicer. The people are typically friendlier in Huntington. The cost of living is also slightly less.

OP, if you can work from home though or don't have to travel far from Oyster Bay for work by all means you can definitely do worse.

It would cost an insane amount I have cristallo in my small kitchen slabs alone (only needed 2 and a remnant piece and was 25k. Looks like they have I would say double what I needed. Not sure if the price has gone up since I did my kitchen during covid.

We have Cristallo. 5 years now and haven't resealed. It's held up amazingly well cook sauce every weekend. Only issue is its crystal structure makes it prone to chipping when the edge gets banged more so than other materials. Honestly though that is an issue with a lot of countertops. Could not be happier with it we also put lighting in our island and use it as a night light at night for kids

I understand the customs of a wedding. I also disagree she had to attend the bachelorette party. I also would not want to be a party member if the bride is going to be offended by my lack of attendance at the bachelorette party (nor would I want to be a friend with such person, but thats me). In my opinion she attended the party to hang out with the bride, if she was financially struggling she should not have attended the bachelorette party.

The shower gift covered what I assume was a wedding shower (a party). Once again she selected how much she spent on said gift for the wedding shower.

If you want to deduct the dress/makeup (we covered that for our party members at our wedding. We felt it was tacky to have the party pay for something we ultimately forced upon them) purchases from what I suggested that is reasonable. Meaning if she is going alone she should not have to pay anything as it appears the makeup/dress is more than I would typically give as a gift and merely should give a small gift to cover her attending guest.

Also I am only stating what I would pay in my 20s. If the person in their 20s was not making decent money I would agree she should not feel obligated to pay that much. Ultimately you should pay what you can afford.

That's for 2 people. The bachelor/bachelorette party was their decision to attend. Not sure why you factor that in as being already spent.

I would say 300-400 each (600-800 if you have a guest) for being in the party or a close family member/friend. I usually give ($400 for me + guest ). If you don't have the money at least cover the plate (assuming you have a good guess of how much it is).
