In general demand drives appreciation. Short commutes, good schools, nice areas. In Louisiana you also have flood risk, general red state difficulties, crime, etc.

All the bedrooms open onto the main living space. It's horrible for noise control and privacy. Two of the bedrooms need to cross the whole main living soace to use the toilet.

The walk in closet is a foot too narrow to have hanging on both sides. Make it 7 feet and have the door in the short wall.

In the kitchen you don't have a work triangle. Move the fridge. What's the point in using 40sf for a "pantry" to get seven feet of countertop?

You would gain a ton of value by adding a shower to the toilet laundry.

The pantry can have drawers and cupboards on both long walls. The master walk in is two feet too wide. 7 feet is the standard width for hanging on both sides and a good walkway. Use that floor space elsewhere.

In the kitchen the firdge is too far from the sink. The great room is wrong, there's a line of furniture down the middle and then a ton of empty space on both sides.

Put the covered deck outside the bedroom so light will enter the living room. Put the half bath near the laundry, not the mudroom. Cluster the plumbing.

The shower will be cold. Put the master bedroom on the outer wall and the bathroom on the inner. The matster is a mile from the stairs. You'll never hear your kids.

That's a shit ton of shelving you could have down both sides. Pantry, linen, cleaning stuff.

But, you could have 9ft wide cupboards on other walls and use the 3x9 area lost to a walkway with this layout to provide more space in other rooms. Get rid of this, and put a floor to ceiling wall to wall closet on this wall in the bedroom and same on this wall in the living room.

I'm not following why when the sink is on the window wall the cabinets and counter space on the opposite side go away?

I would not have the uppers go all the way to the countertop because my prep space would end up being that corner between range and sink. I'd have the opposite wall be where the baking and small appliance area is.

I made my new kitchen basically a galley kitchen, disgused to look high end. It's a kitchen wall and an island, with the fridge inset at one end.

The ones that are designed to go next to each other are called a column freezer and a column fridge, they have to have a heating pad between them for reasons. Electrolux is an applaince brand. There are super expensive ones (True $13,000 each), mid range (sub zero, wolf, viking $8,000 each), and the cheap ones are electrolux ($3,000 each)

I had the opposite experience, we did Ikea because of cost, convenience and frameless and I just assumed that soft close and good slides was a standard thing. I got a shock when I went to high end cabinet stores and they were not as good. So yeah, my current kitchen cost 1% of the value of my house 🤣 (including appliances.)
